Then, it depends on where you work and whether you drive. If you talk mrt, means you don't drive so either choose some spots with good walking distance to Mrt or 7 or shorter bus stops.
For me, I won't take prime. I don't work in CBD. Just take 4 room non prime.

It really depends on your family profile and whether you drive.
If family profile is big, then usually a large house is the better option.
Then if you drive, then distance to Mrt may weigh less.
Also, 10 min walk to Mrt is considered far. Under normal circumstances, I think only 6 min walk or less to mrt is better for me. If not, I would rather take bus as now old already and no longer drive.

What are your priorities? Have kids?So, if almost the same price for the following (just an example)
1) Bayshore - 3 room (Plus Model) - 10 yrs MOP & levy on resale... (maybe can get a seaview if lucky)
2) Bedok south - 4 room (10 mins walk to Tanah Merah MRT)
3) Tengah - 5 room (near MRT but ready after 2026)
Which will you choose?
For myself i most likely will go for Bedok South, but bayshore is so tempting to have a chance for getting seaview unblock too, and Tengah have the spacious 5 room, and one will get use to it after staying for awhile...still my choice goes with bedok south for the moment...maybe....LOL
