No GST. Management funds belong to the condo estate. Unit owners, called subsidiary proprietors (SP), pay into the funds. During AGM SPs elect the management council to run the estate with the funds.

Nowadays new launch already decide on maintenance fees? Surprising, since the new launch will take another 3-4 years to build, who knows what will happen during that time.
MCST fees are subject to 9% GST also as these are categorized as Services. PAP not going to let such a fat cash cow slip their grubby hands one..

Just came back from visiting the Zyon showflat. In a word, the provided interior furnishing is comparable to a Tesla LOL!!!. Very understated as compared to their other competitors like Skye @ Holland and Penrith. It does have some innovative features like the magnetic kitchen accessories feature but overall, one will feel that one is not getting their money's worth. Exterior landscaping is lux category and elegantly done unlike some of those cheena developers that will try to cram every little thing and brag about how many there are.

Must tell estimated amount early. Otherwise buyers will kaopei when TOP.

I believe the amount is without GST yet.

Went to see Penrith showflat for fun since it's near by my place. This condo has a weird design whereby the facilities are placed on top of the multi-storey car park. The two residential towers do not have direct access to the facilities deck which means one must come down to Level 1 and then walk to the middle of the multi-storey car park to take a lift up to use the facilities.

I was thinking what in the world was the architects thinking when they made this design decision. Imagine wet kids coming out of the pool and then dripping water all over the parking area walkway while making their way back to the residential tower lift.
Can put drying mats for the kids or adults who dunno how to dry off before the carpark 🤣

If got more than 1m collected per year then no choice got to do GsT lah.

It reminds me of an old condo called rafflesia
Penrith doesn’t have a large land area and keeps it simple with less frills and tries to pack a lot of units into the same space
I will be keen to check the number of lifts per floor as it’s very high and serves many units Ala that condo near SGH - Avenir south

Wow, I wonder how long do the lifts take... and with quite a few units sharing the lifts, it will be interesting...

It seems maybe the next really good launches will be in the North of Singapore, like the upcoming Thomson View? I saw this video compare the North and South URA masterplan. By This guy Bernard Koh

U can compare their launch prices :s13:
EdgeProp showing OHR average transacting around 2900psf. Okay lah, dun think will lose money but price will stagnant. Skye average also 2900psf but 6 years younger. Buyers must have a lot of confidence that they can resell for 3600psf (20%) in 4 years time.

Imagine u buy a new launch in 2019 (where most other projects smelly smelly up by 30% todate), then next door new launch at similar prices 6yrs later. :s13:
