The hotels in that area are ~ 50 years old.

Unless the owners have deep pockets and are prepared to top up lease and refurb/ rebuild and have children who are interested and capable enough to continue running the hotels, it might be better off to cash out and put the money into a family office/ trust and give the children fixed monthly allowances.

50 year hotel with legacy infrastructure , pipes, electrical , all those
without huge investment to do everything , tear down and redo.

How to charge proper room rates? And if do major refrub is usually more costly then instead
FAST HAND FAST LEG demolish and rebuild , add more features mixed use or what not.
