1. Landlord greedy, want higher rent
2. Higher rent force out existing stall owner
3. New stall owner don't want to rent cause rental very high
4. Coffee shop no tenant thus closed down
Everywhere the same, a coffeeshop near my home "changed hand" a few years ago, changed again last year, a few stalls that sold decent food left, taken over by new stalls, hardly any crowd now...
Ithink main reason is.
The location is far from mrt.
There is kovan hawker there alot of good food.
There are 3 coffee shop around that area.
The coffee sells those food mostly for youngest to jia, this is mature area more to boomers.
The brand they hold I all over Singapore, those FNB chain
- Rental too high for those prime areas, which impact the food prices too
- Stalls that were brought in by the boss, the food ish not attractive and nice
- Too many food stuff in that area, such as hawker centre and many other kopitiams around.
- Location of the kopitiam too remote, fengshui no good
