[WTAsk] Sell BTO before 5-year MOP?

Hi all property experts,

Want to ask how come some HDB BTO can sell before 5-year MOP is up? Specifically and for example, I see Buona Vista nearby the Ghim Moh Link units, lease start in 2013, but then on HDB resale flat prices already got some transactions since end of last year?

do note those who got the units due to Sers (enbloc scheme), their MOP start when much earlier (not when they get keys to new flat), eg can be the time they chose the new Sers flat a few year earlier before it finish building.


For the rest who gets normal bto, very slim chance get earlier date to sell before mop,even with appeal, unless you have a very outstanding reason.

Seems like ghim moh link is under sers replacement unit.

Aha, I see. That makes perfect sense, then ... no wonder, I got confused cos quite a number of resale flats are less than 5 years from flat lease start date.

i always hear ppl mention v slim chance. but i think if its quite near to mop like less den a yr but more than 6 mths maybe they will really consider if your reason is quite valid.

No way can a flat be sold under mop even if an owner were to pass away unfortunately unless the beneficiary is eligible to take over.

Yeah, you are not allowed to sell your flat within the 5 year MOP period.

Can make sense? I hope that's the case.

Tanglin Halt got SERs and most already selected their flats (22 Apr in my case), but the flat will be ready in 5 years. So can sell almost immediately after getting the keys?

Even unfortunate event like death, MOP is not waived. How could divorce and migration be allowed, especially migration, though I think that's the most likely event that HDB would waive MOP?

mine's waived. 4yrs 2mths+

and its not the abv mentioned reason, why cant waive?

Hi Hwaa,

Since it's a done thing, mind to share what reason you give which let hdb waive the MOP for your BTO flat.

I only encounter 1 time resale flat with grant, waive off MOP due to childcare reason, around 4years 4 months.

I am curious to know, and I am sure others are too.
