people like ASSI, whos advising ppl to repay their fully paid ppty funded by cpf using cash.

Do u have the cash to fully pay for a $500,000 hdb?

If like that I must follow him, I think I can only get my hdb when I am 80 years old liaooo lol

That strategy can only work if the loan interest is less than 4.x %

If loan rate spike up till 5 % then really gg max.

If u can be like ml know how to use money grow more money and more than 10% pa? Still use this strategy full cash payment?

Why first property cannot use this method?

I mean use cash for first property, while waiting out for minimum occupancy period, can continue let cpf to roll and compound until its big enough to use it to pay for your second property

Unless you can invest better than cpf 4% pa then the above method is the best for those who want to own multiple ppty in future

Come to think of it, $500,000 mortgage loan at 2% for 30 years, only need pay $1800 installment monthly

Oklah, $1800 abit abit only for ssi warrior

That's excluding the Reno, monthly water/electricity, property tax... etc.
$2.3k possible...

REITs

Very good discussion on REITs by all. Keep it up! :)

China still has many untapped Tier 3 and 4 cities for mall development. I stay in Tier 2 and 3 cities before. Tier 3 city malls cannot make it in terms of branding and tenant mix management. This is an opportunity for REITs.

For example Kuala Lumpur (Tier 1), Johor Bahru (Tier 2), Malacca (Tier 3). This will give you a rough idea how China grade its cities.
