Not as bad as the Duo Residences unit facing Gateway :o

IM Pei really screwed our landscape :o
Duo cannot be compared to Reflections, i know 2 friends who bought 2-3 bedder units when first launch now renting out for very handsome yield and has also appreciated so much with all the new bugis launches. Always got expat tenants as there are quite a number of offices in the area (Gateway, Duo itself, Suntec , South Beach) and limited residential supply in the vicinity.

Very chime. Absb and ssd based on what author shared is like wealth tax and capital gain tax.

Only diff is absd and ssd can be maneuvered by selling later or decouple but capital gain tax cant be avoided
Think he’s writing capital gains tax if implemented will reduce a lot of property deals in mass market segment. Highest luxury tier won’t contribute much to this tax.
so the govt will probably need to remove some earlier form of CM to balance out. 😒

and luxury projects tend to underperform so if no capital gain then they wont be taxed compared to middle class where they are taxed for gains for a 1-2m property, which doesnt bridge the wealth divide.

if remove absd and ssd, i think it benefit the ultra rich more than the sandwiched class siah because you need to have gains to be taxed in first place. So govt get less tax revenue and at same time ultra rich pay less overall, esp for those CCR luxury projects where psf is ard $4-5k with no upside

The rich can put under trust also, pay in cash, no tax whatsoever.

i dont belive in fengshui one, some general things like pointed edges, T junction i will note but in last decade i have never encountered any buyers with FS concern.

Reflections is a good example, good fs but poor Layout with beams.
Reflection fs where got gd? The building cmi

Capital gains tax is the most silly thing Sg Govt can ever do. Will cause all Sg property price to crash & potential trigger a recession or worse a financial crisis.
yea i believe this will cause mother of all recession for real estate.. and it will change the investment strategy to focus more on income and less on capital appreciation, so those resale projects with price stagnation but with high rental yield will win favour. But also need to depend on the % of capital gain tax being legislated.,if low single digit then not a concern

I don’t like the layout. For 4 bedders having space for a big dining table is impt. I can’t fit a large dining table anywhere. Living room is too small to support a large family. Ceiling height is too Low to build a loft. Nobody would like to sleep in that loft bed.

Urban Vista was launched during an era where dual keys are popular. This layout seem to be built to allow renting out certain bedrooms but sacrificing the utility of the layout as a home

Thats why loft cannot buy one.

PLB should get a shorter agent to do the video 😂 He’s struggling to even get in/out of the loft !
