How I wish I can get to know u guys in real life who show similar passion and enthusiasm in property investment. You guys remind me of my younger days, visit SF every weekend, constantly looking for good bargains etc. I reckon we will have endless things to share.

Eh? I like the private lift short short heritage collection le. 1 bedder with private lift below $900k quantum le, Still one of my fav!

Are the remaining 2BR units at ASR worth considering for own stay (but of course looking to realise profit after GSW is established)? The remaining 2BR units starts at 1.45M (approx 2.2k psf). Prices have increased recently :(
Also, will the north facing or south facing units be better? I read that the south facing units might be blocked by future developments next time, is that true?
just curious since u buying for own stay how you gg to settle the transport, amenities and groceries next time? not sure if there is a hawker centre there but that location is like dairy farm or west coast to me, nice greenery or water view but cant meet the daily bread and butter needs

delivery and learn to cook. 😬

I believe there’re some small coffeeshops in the immediate vicinity and a small NTUC along silat avenue. Not the most ideal definitely. But if I’m staying there, I see myself taking a straight bus (<10 mins) to vivo city which has practically everything, including an NTUC which is one of the largest in SG. Heard that there’ll also be eateries along the rail corridor in future also but not sure how true that is

By the way, has anyone visited the showflat in particular the Peak Collection? I saw the balcony has raised floor on pedestal system. It’s good that the balcony is level with the living room, but the slabs look less than ideal because: (1) the balcony floor seems quite rough; (2) it doesn’t look like what you would expect of a peak collection; (3) there are holes in between the slabs, will there be moss growing?

Perhaps you need to list the pros and cons vs the price of the unit.
I have visited ASR showroom, but the location and finishing + price is not appealing to me.
There are better remaining units at more attractive pricing and locationd.

Perhaps you need to list the pros and cons vs the price of the unit.
I have visited ASR showroom, but the location and finishing + price is not appealing to me.
There are better remaining units at more attractive pricing and locationd.
MRT is a lot faster than bus. Does ASR provide shuttle bus service to Tanjong Pagar or Outram Park ?

Just sharing my personal experience. My expats colleagues are actually quite open to taking bus instead of MRT, many are staying in condos that are not walkable to MRT stations. Probably they do not realise just how efficient & reliable sg MRT system is (I know some will disagree but Sg has one of the most efficient & reliable trains in the world)

Don't forget that the 1,074 unit share a single entrance, and also with the HDB estate beside :o

Free shuttle to Outram for first 2 years :o After that, it is determined by MCST anyway :o

Certainly true. May I check what wasn’t appealing for you with regards to the finishing? I might have missed that out. For me, I have concerns over the balcony for the Peak collections

Transport wise, besides being close to vivo for the usual amenities, ASR is less than a 10 mins bus ride to my office in tanjong pagar, and prolly another 10 minutes more to raffles place. So i guess that’s a plus point for the homebody me who usually stays at home over the weekends. However with that said, I’ll definitely keep a close eye on the prices and hope it doesn’t increase as crazily as some other properties

When I was there to visit the showroom, I had missed the initial launch sale. I am left with high floor sea facing or collection series(could be blessing in disguise. Lol)

Comparing the ASR remaining units price 1. the sea view is Enjoy WHILE you can and you pay more premium… 🤦‍♂️
2. Location is neither here nor there.
3. Finishing of normal units is not superior/ atas and I am charged a premium price.
4. With the kind of pricing, also taking consideration of using ASR collection series as reference point, I could get better new launch condo such as Landmarks or resale condo near CBD. Better location, better nearby amenities, greater potential upside(entry price important as shared by many bros here).

a. I will take Landmarks as a reference point for comparison purposes. Landmarks is next to CBD, 1 street across. The nearby Central Mall is set for revamp for CBD rejuvenation (1 street across, likely delay due to conv19). Liang Court rejuvenation or aka Canninghill already underway. Landmarks is <15 mins walk away. Location far superior to ASR.

b. Amenities. Supermarket, foodcourt, hawker Center, CBD, shopping malls >6, is within short walking distance.

c. More potential rejuvenation around the areas, nearby HDB potentially will be enblock(good to study URA masterplan) More CBD rejuvenation likely on the way. SGH transformation, etc.

d. Way much nearer to Singapore river. Much happenings and activities over these area, lively lifestyle and good ambiance.
e. You got a wide choices of food to choose from, from food hawkers at reasonable price, people park, Chinatown complex, Hong Lim park, etc.
Plentiful of Restaurants around the vicinity too to chose from, you are spoilt with choices.

d. Points that bros here just mentioned over ASR.

Imho, most CCR buyers & tenants (expats) are not really interested in food court/hawker food.

ASR has much better sales momentum than Landmark because of the GSW exposure. Unfortunately Landmark is situated a little far from GSW.

You have raised very well the strengths of Landmark but unfortunately the actual demand for Landmark is Low, judging from the Low volume buying transactions. I don’t know why - is it due to a genuine lack of demand/interest in Landmark or Chin Swee/Jln Kukoh rental flat stigma or not so accessible location or an oversupply in that region ? Even OPB with its weird layout & higher price is far outselling Landmark.

While It’s likely going to be 2030s earliest before any major developments, most ASR buyers are not looking to sell after 3 years & have a much longer investment horizon (10-20 years).

I am not vested in either but my personal preference is ASR over Landmark due to the superior long term capital gain potential.

Don’t shoot the messenger. I know & hear of many who chose not to purchase Landmark cos of that. I have said many times that I personally am not too concerned about it.
