Gov makes the road in tengah underground but the JRL above ground. Unusual.
Any idea what’s the rationale of this ? Makes a lot more sense for MRT to be underground & roads to be above ground. But I do see lots of above ground roads in streetdirectory in that area…

Free up land above for more greeny and pedestrians/cyclists. Reduce pollution and cools the surroundings areas

Agree. Building the main road underground will free up more land than the JRL tracks. Traffic on main roads are also more noisy and give more pollution than the JRL trains, so having the main road underground is better. It's also cheaper, easier and faster for the govt to build the JRL above ground than underground.

think main reason it’s because it’s linked to EW and NS line. Both are above ground mrt lines..

If JRL mrt changed to JRL lrt, will the property price in this region drop?

Yup. Circle line and TE lines intersect with other lines which are mostly underground, but for JRL, it intersects with NS and EW purely above ground, there’s no other underground lines JRL needs to intersect with others.

Oh I'm of the idea of not intersecting the lines, like if one is underground, the other one is above ground etc. Otherwise if both underground then the latter line got to dig deeper and cost more money.

But is weird la, ground is already dug for road, why don't just do so for JRL?

Tengah and jurong is just a low ses area to the elites la u think they want spend so much for JRL?

you got see any elites stay jurong or foresee then moving to tengah?

If I may assist to shed some light, Copen Grand is likely looking to launch from $1250 to $1350 psf. I say that based on the purchase price of the land by CDL and MCL at $603 psf, as well as the estimated costs below:

Land: $400.3m
Construction: $160.6m
Land Financing: $35m (Could be higher with higher interest rates)
Professional/Legal/Taxes: $67.3m
Marketing/Others: $39.8m
Estimated Total costs: $703.1m
Estimated Breakeven: $1059 psf ppr

Developers for EC usually look at a 15-20% profit margin and it's pretty safe for them to do so as EC prices tend to be the lowest in the whole country if we compare it with private properties. Hence a 20% profit margin will place prices at around $1271 psf. However, developers will also have to monitor existing conditions in the real estate market such as demand and supply factors.

For the Out of Central region areas, we have seen new highs at Amo Residence with average transacted prices at $2100 psf. Of course at Tengah we can't expect these prices, but compared with existing ECs such as North Gaia, Copen Grand boasts proximity to an MRT station that's just 4 stops from Jurong East, the second CBD. At the moment, North Gaia is ranging around $12xx psf, hence it is reasonable for Copen Grand to be asking for slightly higher given the location and the amenities which will be brand new in the vicinity, it is similar to the Bidadari transformation, just that this is really built from scratch so the government really can put in place all their futuristic ideas of a town to work.

Just sharing cos I used to work on ECs on the developer's side, hence more familiar with the numbers. But also happy to have a chat over coffee for those who are abit more into finding out about ECs :)
