So many contractors claimed they are ID nowadays… some even claim they have architect consultants too…

U don’t know where to source for the materials and workmanship.

U don’t need to know the materials… Just need to know quality contractors.…. but they ain’t interested to take up small jobs…. They are only keen to take up ATAS house reno. Why? Big project = Big budget…

Why nowadays home renovation so expensive? I want to do a simple 4-5 room hdb flat also 80-100k. Not even doing much carpentry.

8 years ago, 35k I can settle the whole renovation for my old flat for similar work done.

20 years ago i did my 5room hdb flat cost me $15,000 i only did the window grill, floor tiles whole house and kitchen top thats all because i already i not going to live there forever.

with this knowledge when i bought a landed property i bought a small humble house a display house and negotiate the with the agent to reduce the price or whatever in the house they give us.
and they willing to give us everything in the display house so i no need to buy furnitures everything is there already and its FREE.

Good ones usually partner up some IDs or companies… They usually give priority to them……. Good luck.

my humble advice if one living in singapore especially your 1st hdb flat u must ask yourself and your partner do u want to live in that house till the day u die or after 5 years u want to sell it and make money and move to another hdb flat?


if u plan to live there till u die old then its ok to spend abit money for renovation.

BUT if u think that after 5 years u want to make some money then just do the basic like flooring and kitchen top.
because when u sell it the house still look like original state and very fast buyer offer u and u save alot on renovation and that money u can use it into your new hdb flat!

dont say i never give good advice hor think outside the box u able to save more money!

High end means ID. Means they control price and help u manage the reno and contractors. Those cheaper option are contractors. But manage your own lo
