Some on that website are 'fake' listings i believe. Enquired before and the agent will say that unit is sold but 'haven update' etc, then ask what requirements i want and he can help me to find. :LOL:
Yes from interacting with some property agents some are fake listings

this is threatening the whole propnex, era hierarchy. even propnex stock in SGX won't hold if this structure go popular.

most of the shares are held by the property agents/bosses themselves anyway

they don't even form part of STI index and not held by temasek/GIC

they can delist and it won't affect the majority of us

Good. bring it down. so end buyers will benefit. Agents earn less? Sell more houses and give better value to your clients. Most kong alot jiao wei jus to make the sale.

lol can see so many property agents or family of property agents here bashing Patrick 😂😂

So funny…..

The Govt should investigate those agents who reported Patrick and ban them instead for anti-competition

lets put it this way, if owner so against paying commission, why would they past on cost savings to buyer
Their website have already stated the term and condition and it is contractual agreement if seller engaged them . But the service provided is not what is stated. As mentioned before very poor coordination , most the buyer introduce push price lower than market price. Plus when questions about what is the effect direct and indirect when absd raise on public housing especially those condo owners downgrade wanted to buy public housing . Also can't analysis.

Never discussed with the seller what price to advertise also and no do proper homework around.

Lousy.

I don't think the issue here is the low rate that agent is charging. It's the fact that he uses low rates to market his services. Cea doesn't allow such practices.
I read so many times still don’t understand what you saying…..

He market his low rate services, and charge that low rate which he marketed.
So, what’s the issue? He cannot market his charges?

Means he can only advertise that he is an agent, but cannot let others know how much he is charging?

Fixed fee means their company earns lesser too

homeseller and other fixed fee agents must be protected at all costs!

Yeah, more competition is very good for consumers.

Must prevent the big property agencies from behaving like cartels who drive up cost for consumers.

u can go carousell see for sale by owner. i dont think u will find them cheaper than those on propertyguru
Just like how some Google reviews are fake 5 stars by the restaurant staff themselves.

Hypothetically speaking an agent can just create a new acc on carousell and pose as a seller and set the price higher than his main advertisements on guru or similar advertising sites

I am not saying this is happening in ppty biz but this scenario isnt entire impossible considering the high commisson stakes we are discussing here

Mine best come over to walk thru take photos. Plus also come in super early to take golden hour for the advertising.
And his service ( no commission)

Totally interact and discuss with me whenever there is viewer and once done.

This Patrick guy none at all.

CEA does not fix commission rates or provide commission guidelines so as to allow market forces to drive competitive pricing in the industry. Salespersons will then have the incentive to price their services competitively, and you, as a consumer, can negotiate the best rates for the services you require.

CEA say one. free market.
