Sell for $3.8m, obviously not right.

so looking at $4.5m but can sell?

Reno prob less than S$30k only lah.

We r not a fan of renovation. Place livable can already, doesn't need to be fancy.

I bought at about S$1700 psf by land and today I checked propertyguru got similar units asking for above S$3000psf!

likely you need spend another 5-600 psf for A&A

but congrats! while A&A or rebuilt where u gonna stay?

it's a commodity that is finite and getting lesser....

has some income potential (not great yield though) and has utility

Recently we sold our freehold condo to buy a freehold terrace at S$3.4 mil as bank valuation was as high as S$4 mil. After we bought, though haven't exercise OTP yet, a neighbouring unit smaller sold for S$3.85mil. So on paper, we make S$1 mil already!

We find freehold landed to be the safest and most lucrative asset class in land scarce Sg. Everyone agrees?

given it is original condition (still squat toilets) .. there are certain things will be required

exterior waterproofing and painting (even roof repairs) would already been a big chunk of change

Just have to redo the squatting toilet downstairs to a toilet bowl type.

But we are aware of the hassle of maintaining a landed property as it is not our first.

To realize the full potential of your landed, you need to hold beyond 2030, after the Paya lebar air base closure. Then height limit on its path way be lifted… enbloc potential will increase many times…
