Meaning to paya lebar. If take Dunman road is far, but looks ok cause can see go where, just two straight road. If cut through the geylang lorong is more direct route, shorter. But still far by walking. Cycling no such issue. Quite fast and easy. But have to be careful crossing the two major roads lah. An in between is go behind estate take Guillemard road.
Also near to gerlang and bugis .. eat ar drink.

My mum was Heng to get her 2r shortlease flat via SBF, using SPS and MCPS ,some more small number
elderly wanna get their votes will give chance one. u try 4 or 5 rm lor

Yeah, Tampines have numerous number of new block near Bedok Reservoir there recently. This will make 3 mall at Tampines super crowded.
For east side neighbourhood, the Bedok South area is better. In the future can have option to go Bedok or the future Bayshore development.

5 room flat in Clementi 860k nia. Likely last batch of 5 room flat to sell in Clementi already in future only 4 room flat left
Can hoot and rent out unit to chio atb studying at nus… smelly smelly also got 5 k per month.

I suggest hdb do a bidding for SBF bah. I think someone will bid 1mil for the 96 sqm unit.

Think the first batch of owners can sell their balcony unit at $1.3m in 2027

If lease less than 99 y, SBF flat not selling at BTO price? Like selling resale price

Remaining lease is 97 years, buying this unit under sbf will get full 99 years lease? Or is discounted 97 years lease with a higher price?

Clementi is rental play. Can rent to families want to 1KM to Nan Hua primary school or rent to international students from the nearby Ngee Ann Poly and NUS

My relative has a unit there, block 90*, next to the school. When I visited, geylang road 10mins walk and Paya Lebar MRT 15 mins walk is near.

Also, East Coast Park underpass is also very near, access via Meyer road. great for those who want to visit ECP for runs, cycle or BBQ.

Nothing to do with logic, is see how govt want to handle this. Flat was built few years ago, so remaining lease is 97y now, first batch owners bought at x price for 99y lease, now sbf wanna sell at $x+1 for 97y lease, or $x+1 for 99y lease?

What govt can do is, if you bought at 99y lease, when 99y lease is up for other owners, you will get compensated for that balance 2y while others get 0.

Clementi has all the amenities,near prestigious schools and companies too but taking MRT during peak hours is sibeh sian

Not only Dakota is not as crowded but it is also a small and tranquil town, feel good with the breeze since it is just 2km from ECP

Depends on one's needs, where they work
Stay at clementi ,work at CBD also sian
I rather travel to Jewel or Paya Lebar if want to jalan jalan to shopping mall. Haha.
And 4 stops to suntec city
After the CCL is completed with one full circle in 2026, think it'd be 9 stops to vivo city

Near ones are Bayshore BTO projects
