Imo Sreits kinda facing long term structural headwinds.

6% yield and 10y SGS 2%, yet prices hardly move up

Im expecting capital erosion over 10-20years and hopefully <2% pa
Dpu seems to be bottoming though, most of the blue chip REITs dpu growing again

CLSA - Morning Notes

*Mapletree Ind - O-PF (Room for acquisitions)*

Mapletree Ind’s (MINT) 1QFY26 results were in line with firm operating metrics. Notably, rental reversions of 8.2% was slightly above guidance of mid-single digits while the recent S$535m divestment to Brookfield will see gearing fall from 40.1% to 37% in the near term, positioning it for accretive acquisitions as rates ease. We expect this to be deployed into datacentre acquisitions. We reiterate our O-PF rating.

My Syfe REITs finally breakeven, but 4K dividend makan by Syfe. Pulling out as soon as I can.

nope. later when market opens, REITS will laosai.
the pochai pill haven't deliver yet. bear with the chua sai in the meantime. :poop:

I think REITs already under water for so long. Since it is dividend play, doesn’t matter what is the price. Buy a reit at $1 and get 5% returns every year. Even if price stays stagnant, you machiam have a free money making machine at the end of 20 years. This is provided no price appreciation.

I accumulating more REITs now because the possibility of upside is much more than downside.

the BLS reported job numbers that were very ugly with July printing just 73K, far below the 104K estimate.

with May and June revised massively lower, to wit:
  • May was revised down by 125,000, from +144,000 to +19,000,
  • June was revised down by 133,000, from +147,000 to +14,000.
With these revisions, employment in May and June combined is 258,000 lower than previously reported

Trump finally figured out what we said last December, namely that if he wants the Fed to cut quick, he needs a labor market emergency.

Stanchart online trading $0 commission for SGX shares in August (capped at $60 rebate), will take this as an opportunity to do some REIT buying. Bought a little bit of FLCT today at $0.865.
