HDB more than 40 yrs old may be more difficult to sell due to restricted usage of using CPF
Just sold my 42 years old flat. Sold within 2 weeks of listing. One viewing. Price is highest in the block.

Buyer paying full cash.

Wasn't 'more difficult ' to sell.

In contrast, my agent has 'newer' flats in other areas which have been in the market for months.

Seems like recent transaction nt much. Mus do more marketing to transact.

Times really bad :(

because old flat bigger. location also important. mine 3 mins walk have primary school and sec school. 2 mins walk is hawker. bought at $255k 16 yrs back. now can sell $430 k qua.

The flat I bought is like more than 40 yrs old. My colleague urge me to sell and buy newer one.

just use propertyguru, srx etc ... there are tools there that are free to guage your house prices.
all will give different pricing. but the most realiable is what you mentioned, last transacted price.
