i never see my wife having a software to manage her rentals as a agent

but then maybe you have more than her
I called up to chat a little, it seems like it can help to sync up with maintenance work scheduling on the landlord's side, and reminders for tenants to submit proof of servicing.

You have to determine the value to see if it's worth it

Isn't just change light blub? Or it a led fixture?

I think it’s Led. So replace the led is $130 but the electrician was saying some led lights can’t be removed. Need to change the entire light… so hence the $180.

I can’t even reach it to check what’s inside.

Yes for led you need to change the whole fixture. The whole light shouldn't cost more than $50 but it's not as straightforward as changing a light blub but still can be done with a ladder and some experience

Unfortunately, the ladder I have is not the normal height kind. So Yeap even at the highest step I still can’t reach.

if led, sometimes it's the driver unit.
