Wait it's all the RR owners who go there kachiow only. The introduction of the powder room in the 2B1B is indeed innovative thinking and the housing shelter will be very much welcomed. I would say this development is more suitable for ownstay than for investment.

Yea same as what Stephen sorta said.

RR for me is the best or one of the best launches last year. Will continue to be so as it turns into the resale market.

But if I do want this area, beside mrt, and a relatively younger unit, I gotta wait for RR subsale which probably will be priced higher than 8@BT, or Linq which probably can burst through 3k soon lol. So end up bo bian. The demand for that area is there I believe.

From 12 min onwards, seeing RR transactions at 22-23xx, really envy these owners.

Not many people in the public queue got at that pricing lah.. Majority of them would have been the VVIP owners and the bloody agents. Before the public sale started, more than 100+ units were already sold to this bunch. Till today I still don't understand the rationale why agents are given priority.

it appears that he is emphasizing that buying 8@BT is not safe because RR purchasers bought it at a cheaper psf.

when RR was launched, the launch price was materially higher than the Linq. Does it mean that buying RR (back in 2023) is risky just because your neighbour launched at a cheaper price 2 years ago? :ROFLMAO:

From what i know most developers don’t pay comm to agents’ own purchase…..

RR demand at least a 15% premium over cuiiiii 8BT (considering similar facing/floor) when both hit resale market.

So imagine paying higher than RR…..prepare to baghold 10years js to breakeven OR pray RR huat big big gain 30%+ upon TOP

Actually I am not sure how this hold. I am more than happy to buy direct from developer if I can get priority. But most developer don’t allow and need to buy through agent.

Because dev wana keep good relationship with the big 4 agencies.

I believe only Far East project, u can go direct but cheaper anot idk whahaha

*Actually dev like CDL has some sales staff…..so next time u try CDL whether they entertain u anot and give u priority?

i think the same arguments were made when comparing Linq and RR and that time.
many said RR buyers caitao (in 2023) because Linq was FH and yet sold 200-300 psf cheaper...

I think this need context. The Linq was launched before price shoot up. Also it looks like 8@BT and TRR gonna TOP about the same time. Given TRR is bigger with more facilities with direct access to shopping mall, both are 99 leasehold, I would pay -200 psf for 8@BT.

I think 200-300psf even out boutique FH vs integrated project.
If Linq is a proper project around 500units….then prices would be similar upon TOP.

Lets see their resale performance in future
