MY condo they don't really do maintenance. Worst part is most owners don't pay maintenance fee and no action will be taken against them.

those lower ses condo will have this issue~ those condos at KL generally have a better maintenance~ :s22:

but we talking about Jaybee right? it really depends of who the majority of the owners staying there or tenants staying there also

Can. One house in JB (house can stay long long and try long long) = One car in Singapore (car only drive 10 years).

And can impress xmm your house there, and try different locations; for car only can try different positions.

JB de house is good for you. JB de house is good for you & me.

RF no need 1m, i buy phase 2 for own stay, min only 500k, phase 3 also the same, this project got special exemption
but how about the visa issue? lol

monthly maintenance cheap bo?

Ok on JB, I'd stayed D'esplanade (KSL) maintenance not ok, common corridor, doors to carpark were run down;

Dangabay country garden, some facade can see the mouldy surface but heard they are doing repainting;

Paragon Suites @CIQ, one of the better maintenance condo;

Manhattan @ Austin Height, common area were quite run down, most units are operated as home stay;

Green Haven at Masai, pretty good condition though there were many units default on paying maintenance fees;

Southkey Mosaic is ok condition but not the best;

Princess Cove Phase 2, the best among the above, that's bcos they just collected keys last year~ :s22:

Good point about RTS charges.
The RTS capacity actually I feel is not enough, only 10,000/hr.

Daily cross-border commute : 350000 people (may go up further)
Divide by morning & night shift : 175000 people / shift
Data shows about 50% uses public transport ( no accurate statistics) = 90000 people/shift use public transport

that means during the peak hours there are 90000 people
assume morning peak hours is 5:30 - 8:30am, total 3 hours, RTS can only fetch 30,000 people nia

ie During Peak hours :
60,000 people still need to use Bus, bus fare <$2
30,000 uses RTS, I think it will be $3 to $5 (my own guess only).
the motorbike gangs will still roam and break traffic rules around sg

JB Stay Plan: get a freehold condo unit as minimum as possible (i.e. RM500k) near JB CIQ area.
Mobility Plan: get a 2nd hand Malaysia car plate, park at the condo parking as stand by use.

In/out with RTS, walk to ur unit. Do what ever u want, edmw.
Feeling adventurous? Drive to anywhere u want, edmw.

yes correct. I am expecting Exsim may have better tenancy profile in this aspect, and longterm property maintenance can be better. RNF phase 2 so far owner feedback also good. Genrise all are dual-key units, so I think tenant profile will be questionable.

Any thought?

Tat area i think no wet market n shopping centre only. Not easy to buy things n need to grab car. Tat arrea is quite jam too.
Stay at hdb not gd enough now wan to go overseas to buy condo n stay in about same like hdb.

You may want to check the new state levy for Johor~ it's 3% or rm30,000 whichever higher~

For service apartment that is below 1mil, the state levy is min rm50k~ which mean even you buy a 500k apartment, you maybe subjected to pay a higher state levy than those 1mil property~

I saw one YouTube, the agent said those projects that had sought 1mil waiver for foreigners to purchase will be under the min 50k state levy~ you may want to clarify with your agent on this~
