A lot of ppl don’t realise this is Singapore. Singapore consumer sector is a big wayang one. If qingjian set the price at $1350psf, CDL will set at the same level. Just like SingTel, m1 and Starhub decades ago right. You see SingTel up price and 2 others will match. Electricity sector same. All big wayang show. If eventually ec cannot sell, they will kpkb to government to up income ceiling etc. if today 0 developers tender land, I can tell u the land sellers pee in their pants.
Consumer then dont buy loh like north gaia hahaha

But he voted Tenet as his best proj of 2022. The prices not v far from Altura so suddenly it is tougher for first timer to get EC sounds ridiculous when max loan that can be drawn down has not changed in terms of calculations, and as such, he recommend flipping private condos
He took back his words on Tenet as his best proj. Best is CG la.

Probably 45% sold on first weekend but 5-rooms will be slow to move. MSR cap is one thing, even if 2nd timer will need to cough up almost 600k in cash.

How people dig up $1 to $1.2 as down payment?
Typically second timer will go for DPS, they only have to pay the 5% booking fee first, then within 9 weeks the remaining 20% for downpayment plus 4% buyer’s stamp duty. For a 5BR, That’s around 120k down payment, 480K remaining downpayment plus 90k plus stamp duty. So at least 600k cash. They have to cough up another 1.9m when TOP, so assuming they have a 5 room HDB now that can sell around 700-800k they have a balance of 1.1m. After deducting their accrued interest for CPF and agent fee, they probably have 600-700k additional in funds. Based on MSR cap of 16k they can loan around 1m, over the years of construction they can probably save another 100-200k. So likely they can afford.
