Subjective. I will go for Parc esta than JAB given if JAB at that kinda crap entry price if really launch 21xxpsf upwards. So many case studies in D21 for us to learn from already.
Or point a gun at me I rather choose WLR if same price as JAB. :o
If you are comparing JAB and Parc Esta, then definitely Parc Esta. I think the comparison here was Tembusu and Parc Esta haha.

This is subjective. But I feel this site better than Jalan Anak Bukit, so that land bid can give us some indication of the pricing.
Objectively, Tembusu being in D15 and closer to the city, is definitely better than Jalan Anak Bukit. However, I have found that Singaporeans place a premium on being near amenities and family, and are actually prepared to pay a significant sum for homes in the outskirts.

The future of prices and price differentials between locations is all in developers' hands. Prices are now very distorted among towns due to their manipulation. What used to be slump and sleazy towns can hype up till luxury status. Got to sit down and do some thorough analysis someday.

In the same vein, would u rate this Tembusu site higher than the Silat Avenue site (Avenue South Res) or One Bernam given their proximity to city.

I would think Avenue South and One Bernam would be rated as better locations objectively. Much closer to the city. All three sites are LH - Avenue South and Tembusu are both not realistically walking distance to MRT stations. One Bernam is right in the middle of CBD, so that's a unique selling point. Avenue South has a ready tenant segment because of its proximity to SGH.

Tembusu is a rare GLS site in D15 and would appeal specifically to people who want to live in the area, but it strikes me as a little neither here nor there - not close enough to an MRT station or a mall to boast of convenience and amenities, and also not so near to any specific area to be attractive to those who work in that area (eg, CBD, Changi).

This is like one of the best land they have and can hold for perpetuity and collect rental if they wanted to

Amber glades currently almost 100% tenanted out if I'm not wrong

My best guess on when they will actually think about launching is when King's Mansion land gets sold (which I have no idea when it will happen, maybe 3-5 more year or more)

Odd though. I saw marketing ads for Amber Sea by Far East. Maybe wait and see, since it’s slated in Sept. This site the developer had been holding on to it for some time.

Far East and Bukit Sembawang are well-known for hoarding land banks. :o

Also, think there was some analysis done showing that buyers on their new launch generally don’t make money... :o
