all the good 4br stacks in amber park taken already imo (left low floors), not much good choices left when I decided to buy

anyway is there any Amber Park owners group or something? Will like to join and see who are my future neighbours
Why didn't you consider resale in the Amber area instead? Curious as to why you opted for a new launch instead of a resale unit which you could have moved into immediately.

the timeline is good/better for me, don't need a new place to move into in the short term, was planning to be based overseas for the next 1-2 years to start another new biz

unfortunately this new normal with covid lasted way longer than expected but should still be ok as long as I get my overseas biz off the runway before amber park is ready to move in

My folks are considering Amber park - but the remaining units don't seem to have a good view. Not really worth paying 3.5m~ to have a view blocked by surrounding condos...

not sure how amber park going to try sell off remaining units, maybe discount or better pricing? the better view/facing units seems to be taken already (maybe left low floors). I guess agents will tell you it's ok you can still go rooftop to see the nice view

Saw that there is another new launch near Amber Park coming up named Amber Sea (former Amber Glades) by Far East expected 26-28xxpsf..

Yes, but they have been holding on to the land for many years. Even though their website says launching soon, I suspect it may be some time yet. Maybe they might wait until the MRT station across the road is ready.

If u don’t mind a smaller 4 bedder (more like 3+study) 1300sqft layout, stack 6 high floors with sea view still available around 3.3mil.

Saw materials saying launching in Sept 2021 though. Should be accurate? Since they need to hype it up first.

I think Sep 2021 is when bidding starts for the Jalan Tembusu GLS site at Tanjong Katong? Far East should just wait and see how this GLS turns out.

I don’t think the Jalan Tembusu site would have much of an effect given that site is LH and Amber Sea indicative price of 26-28xxpsf. The site bid also closes in Dec (if I’m right 3 months period). What do u think the Jalan Tembusu site bid would be?

Should easily go above $1500 psfppr. Not many empty plots of land with reasonable size in that area so should be hot.

wow, that’s higher than Midtown Modern and One Bernam site. Hope so. I’m not so optimistic, guessing 13xxpsf thereabts

Perhaps I’m overly optimistic but never know. Future prices different from past. Though developers may want to bid lower to save on land cost because construction costs will be higher going forward. Overall prices won’t be cheap.

Not sure how much the land bid will be, but I imagine that the selling price to buyers will be at least $1,900 psf.

im guessing $21-23xxpsf for that site though. If AMK site is achieving $2000psf don’t think this site would be anything less.
Yeah, my $1,900 psf was being conservative. Parc Esta, which is in D14 and a less desirable location (to me, though others may like the proximity to MRT station and amenities), is already selling at $1,800 psf.

Subjective. I will go for Parc esta than JAB given if JAB at that kinda crap entry price if really launch 21xxpsf upwards. So many case studies in D21 for us to learn from already.
Or point a gun at me I rather choose WLR if same price as JAB. :o

This is subjective. But I feel this site better than Jalan Anak Bukit, so that land bid can give us some indication of the pricing.
