just need to be aware that starhub usually charges "disconnection fee". check with them first.
personally, I'm a bit wary of linksys due to the firmware support duration.
to me, key considerations are:
a. do you intend to get starhub tv? or only internet access?
b. do you need a mesh setup? or just a single router?
if mesh, you will need more than 1 unit. since your BTO will have wired ports, you can use a dual band model like the MX2001 ie using wired backhaul.
c. if single router, then size, layout, and positioning of main areas of use will be key. it would be helpful if you upload your floorplan
d. useage and performance expectations. just a few computers, hp, maybe tv? or plenty of IoT devices as well?

1) Just internet access as i will be using Netflix, Disney tv (Subscription already active and in use in my current place)

if you can use wired access where possible, you'll be happiereg laptops, PS5, TV etc if portability is not a factor. less headache over coverage, speed, latency etc.
hp, no choice have to use wifi.
also, if you game and need better latency (more important than speed), check out the various telco threads to see whether you should remain on your current telco, or jump to another telco (whether sh or other). end of the day, no matter how attractive the price, but if the uptime/latency(ping time) are bad, you'll quickly forget the attractive price and be frustrated waiting for the contract to be over. worse still if you have to pay a "termination charge" just to say goodbye.

you might want to keep in mind the recommendation in this post that you may require 2-3 units of MX4200.
Depending on your floor plan, some users report being able to get whole house coverage with a single high end router (i was one of them). this means placing it in a central location (you have the luxury of a new house, so no existing reno or pre-installed furniture to contend with).
if you can post your floor plan, I'm sure others will be glad to chip in their advice too.

Actually $200+ each already can get quite good router.There are no real differences for router recommendations between 500Mbps and 1Gbps plans. In the end it depends on your budget and expectations.
For example, if your budget is only about S$100, you can consider AX routers, like Xiaomi AX3000 or TP-Link Archer AX72 (from Carousell).
A wireless router is an important component for the home network. So it will be give a bit higher budget within means. To me there is basically no such thing as "Overkill" for any main router below S$500. But that is just me. Different people have different considerations.
Take note 500Mbps and 1Gbps are "Internet speed". Some people use 500Mbps plan but have internal home network at 2.5G or even 10Gbps, since they need fast internal home network.
