Blinds for balcony

I am hesitant to share as it is a group buy pricing - they provided discounted price for residents of the condo as long as the minimum order is attained. Hence, my cost might not provide a realistic comparison.

But if it helps, it's in the range of $20ish psf with zwave integration. You will still need your own home automation hub for integration.

Once it's installed later this month, I will share some photos and my experience.

I can't recall the sequence as it has been some time. The installers installed the motor and the blind housing after marking the installation spot.

As they will be using hammer drill, be prepared for loud noise.

They then proceed to custom-cut the power cable based on the required length. The power cable will be concealed via trunking.. In my case, I have earlier informed my electrician to install a power point on top of my balcony wall so as to minimise trunking.

After they had ensured the motors are working, they drew the blind down and made markings on the floor. This is for the installation of the rain guard and the purpose is to route rain water from the blinds will not flow to balcony floor.

The last 2 steps were filling up the gaps (rain guard, trunking, blind housing) using silicone and calibration.

The whole process took the entire morning.

Rain sensor will only bring the blinds down after a certain amount of rain is on the sensor. if the sun comes up and the water is still not dry then the blinds will not come up. Bring the blinds up down on yr own its better. Rain sensor is just an extra feature may not be a good thing also.

why are you installing ziptrak at the sliding door? usually ziptrak is done at the edges of the balcony, not at the entrance of the balcony.

i see, sorry I misunderstood. I think day curtains may still be practical, if you want to diffuse the sunlight, but still keep the ventilation with the ziptrak up.

personally, I feel the curtains at the living room serve diff purpose from zip track. The zip track is to prevent rain while curtains help block out sun or have more privacy (if lower floor) and still have good ventilation.
