This is actually very impressive. Gxgx to all buyers.

The 3 br dk might have been affected by cooling measures as investors absorb the news.

Think the next launch in the area will increase by another 50-100 psf at least and be 2.5k psf to 2.6k psf. Area has been tried and tested and has performed very well. Not sure why forummers never pay much attention to this project and look at D15 projects instead

I believe it should be Lentor Hills. His main clientele are HDB upgraders. Continuum & Reserve are out of reach for most of them.

I guess he will do a side by side comparison of Lentor Hill vs Botany and do his usual Dairy Farm bashing.

Yah initially I thought he will be promoting Lentor because he usually focus on entry price and this is the last few that may launch at 19xx..

However with recent dismay GLS bid not sure if he will u-turn. Guoco may not be able to bid for every single plot indefinitely, one failed bid and early Lentor buyers will lose all their first mover advantage.

The well informed ones will know the real reason why — the change in URA sqft guidelines and air con ledge cannot be included.

If not Lentor then maybe Continuum, Pinetree or Reserve.

I don’t think Continuum will be below 15% premium on a psf basis over TG so that’s unlikely.

Reserve I don’t think it will be cheap, so that’s out.

Pine Grove site A imo could be a really good buy BUT doesn’t fit his clientele profile of HDB upgraders. No MRT & no affordable food nearby which are his key considerations.

So that leaves Lentor Hills for now. Imo he’s may be trying to keep ppl guessing to generate publicity. So we have kindof fallen into his trap
