I just went to eight courtyard last weekend to attend a birthday party and take the opportunity to assess how effective is the MSCP to shield the noise. Basically the MSCP is a good noise barrier even there is no noise barrier set up along the MRT track.

However, take note that those unit close to the MSCP can still heard the track noise clearly but the noise significantly reduced by the MSCP. The good thing is when I went to the center of the condo, the track noise is completely gone!

The property agent claim TOP will be Q3 next year but a search shows Q1 2018 & 28 Jan 2019.

Which is real?

I was piqued when another CDL new project near NEX showed 581 units on a site area of 150,712 sq ft whereas this development has 638 units on 307,477 sq ft.

The new project is really tight spaced.

I just checked and realised stack 15 no units sold, can't figure out the reason while the the rest of stacks in the same block sold appx 50%. Is there anything mystery that I wasn't told?

Also what does it means by the void area for the top floor units? Will the CDL cover up the area and so meaning no high ceiling?

I believe the reason is that stack 15 will have west sun on the master bedroom wall, and compared to stack 14 it has no views, but instead facing the generators of visionaire.

Multi-storey carpark is really inconvenient, every time you do the grocery shopping, need to park car on loading bay, then move everything up, and come back to park car again.

For basement, you just park car near your block lift lobby.

For basement, you just park car near your block lift lobby.

There's still plenty of choice elsewhere if convenience is a priority. The car park is supposed to block the MRT noise. You can make a direct comparison with Visionaire which places the clubhouse there. Not sure how they will sell the units next to the track.

Hi! First time property buyer here and is interested in Stack 54.. any seniors here able to advise the pro and cons of that stacks?

Will that stack get direct west sun?

Stack 54 should be taken up unless released unit/s.
Right next to 5 storey high MSCP, low got vehicle view, high got MRT view/noise.
Also very near to side entrance, aka MRT Station.
Suggest consider other stacks.

Thanks for ur input.. really love the close proximity to the mrt. Hopefully will be able to get an unit.

The Chinese daily evening newspaper has issued a correction about the wrong reporting attributing the fatal fall had occurred at The Brownstone on 9/12/2016.

The accident had occurred at the neighbouring The Visionaire construction site.

Must be a cub reporter.....CMI.
