Cdl also not worry about this EC not able to sell. In fact, price already up between $4800-$6400. Cdl more worried about Citerion. So near mrt, this EC will eventually be sold out. If this is not an EC but a PC open to everyone, at this price, it will be a sell out. So if u are still eligible, get this EC will not get wrong one.

My view is that it is a once in a lifetime opportunity to get an EC so close to the MRT. U can see that all the lands current set aside for EC is in poor location. I will advise if you are still below the salary cap of $14k, get this EC first. If don't like, sell it off after 5 years. Near mrt surely got buyers and can earn as so close to mrt usually at least about $1000 per square ft. Near mrt also can bring good rental provided u can afford another condo...

Another one in my list that's near to MRT is sol acres. Any feedback on that? I dont see much people mentioning about this project

sol acres is not near to mrt.. easily 15-20 mins walk.. vales / wandervale should be below 10mins..

hannor but i really like the location.. seem like it's a trade-off..
can wait for visionaire but it's tiong developer.. arggh cdl..

Wandervale developer had its own share of bad publicity if I don't remember wrongly... From previous project.

Every developer got its good and bad also lah.
My sis in law bought a condo from CDL also full of defects.
Everyone is too brand conscious and stereotype.

yes, why bother so much about developer.. there will be defects anyway.. and defects can be rectified for free.. and it's the sub contractor that is building not the developer.. it doesn't also mean that a reputable developer will have a better design or built..

there are too many pros and cons.. weight it accordingly..

yes, why bother so much about developer.. there will be defects anyway.. and defects can be rectified for free.. and it's the sub contractor that is building not the developer.. it doesn't also mean that a reputable developer will have a better design or built..

there are too many pros and cons.. weight it accordingly..

But something cannot be rectified. Like the placement of pipe, design of the structure, the infamous width of corridor etc.

yeah the small balcony over big balcony issue.
what do u mean by 3bedrm wall is side by side?

Not corner unit and a full side of the wall of one unit is beside the other. Unlike other EC I see, most are corner units and only small part of the wall is linked between 2 units.

increasing price after a few months is a typical practice here in SG.

then they will give discount on the price. ;)

Yup. Firstly Sol Acres in not near MRT. Secondly, this EC is too big - 1300++units. Yes, Maintenance fee may be low but there will be too many people using the facilities. Imagine, relatives and friends also come over.

My view is that now all ECs are overpriced. So you got to choose carefully. Only 2 types of EC can consider.
1) Good location EC
2) EC without resale levy

If really die die want to get EC, choose those at least can walk to MRT or else your EC will have no value...

No new EC dares to raise price now in this bad market. Really surprise CDL did this for Brownstone. Up to date, CDL is not giving any discount. At most give some free gift. Even for Criterion, only give a Hong Bao of $200++. The reason is once start giving discount, existing owners will ask for it too...

anyone knows if those stack 3 to 6 of block 150 will be facing very near to visionaire?
i was looking at the floorplan available of visionaire (not sure how accurate), it seems like there will be pools and garden in the visionaire estate that will be in between block 150 of brownstone and the visionaire block. am asking because if i were to get a unit there from stack 3 to 6, im worried if i will be too close to visionaire neighbours leh

Pls note that we are not buying clothes or bags. We are buying a house! It will be the biggest investment of your life! Even buying a car, we will look into the brand. Of course, buying a house, you will want the safest bet like getting the most reliable and reputed developer to have the lowest risk. You will definitely have defects from reputed developer. We are talking to managing the risk and also the follow-up on the defects...

Agreed that EC/C could be one of the greatest big-item purchase one could possibly be making. If that is the case for you, you have to ask yourself some serious questions why are you eager to part with your hard earn money NOW or anytime soon in view of the dire economic situation and the sky high property prices.

My view is, if you are not in a rush (not in a die die must buy now mode) and don't mind NOT getting your choice unit, then perhaps one can wait for the projects to TOP before heading down to take an actual view of the units available (there will be plenty left (not a guesswork, the numbers are there for you to verify)). This will give you more assurance isn't it?

nobody looking at bellewoods, Forestville, twin fountain? bellewoods still have a lot. the other 2 are close to TOP, have remaining units left and not subject to resale levy I think.

Visionaire most likely is 2 rows of blocks with the pool in the middle. Don't be misled by the artist impression.
You will most likely be facing a long row of blocks and not their pool.
