The Visionaire EC by Qingjian Realty is coming up soon (just next to The Brownstone). Not sure how much sales are they gonna get with Brownstone selling only 50% so far...

CDL vs a China developer. Easy choice IMO.

Don't look down on qingjian as they are rich and creates beautiful landscapes in their projects.
So far the artist impression on the Visionaire looks really nice and it's basement parking instead of mscp.

But no doubt most have really bought brownstone if they don't mind the location unless the Visionaire is cheaper.

It doesn't matter if they are rich or their developments look good. End of the day, what matters is the quality of the house first. You didn't buy the house to live in the landscaping downstairs.

CDL has a long track record in Singapore. Everyone knows CDL = expensive but CDL = quality.

Qing Jian has an interesting smart home concept for Visionaire and it would be attractive if it turns out as they described it.

Heard it's about same price as Brownstone.... So it's really about which one have more feel:s13:

Visionaire bid the land slightly higher than Brownstone.. yes brownstone negative is its MSCP... cdl shouldn't do that and those outdoor activities are on top... quite inconvenient

Very true. Just look at those rooftop garden on hdb mscp, hardly anyone goes up there.

Brownstone is much nearer to the upcoming MRT. Visionaire straight line set up looks nice. Anyway if price is around the same Brownstone will seems to be a better choice given CDL and nearer to MRT.

Examine the reason for CDL decision to build a MCP. Go google on pneumatic waste disposal system and decide if it's worthwhile. Cheers.

Actually I believe most if not all condo uses the pneumatic waste disposal system these days as the design is such that the waste go goes to 1 collection point at the bin Centre of each development.
Unlike hdb where there is a waste collection point at each block.

wondering if anyone has any idea of roughly how many leftovers are there for 3bedrm premium at brownstone?

MSCP was built to block off the MRT noise. It will help those at track level and below. There is also possibility that LTA will put up noise barrier in future.

Don't buy brownstone lar...no underground carpark no condo feel. Loud noise from mrt tracks too. Only naive people think a mscp can block off the mrt noise.

try to do a site visit. actually the track is pretty quiet .. can't guarantee for future hahhaha.. noise mostly from tracks and not the trains

brownstone living/dining area really small, just imagine its 89sqm compared to many others that are 96sqm or 97sqm.

Small rooms, facilities on mscp, average landscape are negatives. plus is close to the mrt. The out and in balcony looks good from outside, but provides only negative and expensive renovation if you live there. Mrt is noisy when it's quiet at night, don't forget that it's also beside a busy road. If not getting those good units, Better not buy. If CDL is so good, why did it design a mscp only? Are u just buying the brand? it's the subcontractors who build it. Cdl doesn't hire a single construction worker. Lastly, it's expensive.

Criterion at yishun is also by Cdl. But sales is even worse.

near mrt is good but it will be noisy.. the furthest block to mrt also need roughly 5-10mins to reach the station.. mscp is quite a turn off.. I prefer the vales or wandervale.. both walking distance to mrt.. should be less than 10mins.. underground car park.. cdl name of course is more reputable than singhaiyi and simlian.. all has it pros and cons.. see you prefer to stay west, north or northeast..
