BTO Tenteram Peak (REVIEW NEEDED)

Hi guys, I am choosing my flat on mid of May 2014 and it seems that Tenteram Peak at jalan tenteram road was the only choice left for my gf and I to choose from.

I would like to seek some review of this place.

1. Is the location consider accessible? Because it doesnt seem to be near any train station nor Busstop

2. What is the resales value after 5years like?

3. What is it like staying just beside a Expressway? Is.the noise unbearable? I'll be choosing level above 20 storys so I hope you guys can give some recommendation.

Jalan Tenteram was where I stayed many years ago. That time no expressway. Tallest buildings were 9 storey high only.

Unless there are strong compensating factors eg east coast sea view, probably wouldn't recommend staying next to an expressway, let alone this location which is right next to two expressways. Height will not mitigate noise much, maybe find an unit facing away from the noise.

If you want to see how noisy it will be, you can try going to the HDB blocks at Ah Hood Rd down Balestier Road.

Hi Dude, thanks for the advise. You have a point there. I actually went to the block, next to it, to actually feel what is like to stay next to a highway. The view was actually quite good but I'm just worry about the noise and the resale value next time.

Unless there are strong compensating factors eg east coast sea view, probably wouldn't recommend staying next to an expressway, let alone this location which is right next to two expressways. Height will not mitigate noise much, maybe find an unit facing away from the noise.

Do u drive? If you do, that place will be convenient.

But if you don't, you'll need to wait for buses that take forever to arrive to take you to the MRT station. If you don't mind spending a long time travelling, then that place is fine.

I do drive for now but i'm so sure whether i can afford to drive after my Coe is up. Fabiano do you stay at that area? Hows the noise level of the highway like for you?

noise and dirts are yr main concern.
exhaust dirts n smoke... no good for health? :(

if not wrong, noise will travel up so the higher u are, the more noise u will get.


dont really like whampoa because of balestier road? not sure whampoa is only one road leading in or there's more since i always go in from the bread/hawker area

What's wrong with Balestier road? If you been there recently, it is now mostly new condos.

Place is more accessible than non mature estates like Punggol and Sengkang even by public transport. Car no need say.

Main problem I think is noise and pollution.

Getting in into jln tenteram got 2 ways, but going out is very inconvenient because of the one way road.

Jalan Ternteram area have many 1 or 2 rm rental flats, so the ppl staying there rather complicated.

think the resale value will be suppressed, just like Circuit road.

The location is right next to TWO major expressways. To make matters worse, air pollution at major intersections is significantly worse due to start-stop traffic during peak hours. Wouldn't recommend this project unless the pricing is really attractive.

i not say see u no up, coz i don't even know u.

some of the things u find there :

- stinking smell. no body take care of old ppl when they excrete.
- drunken, glue sniffing & drug abuse
- quarrel, shouting in middle of night
- vandalism, theft
- foreigners on renting (though it is illegal to sublet)
- etc

i've friend who sell his jumbo flat in newer estate to move into 2 room flat in Circuit Rd coz it is amongst cheapest in Sg.

he is living happily though.
