CCR RCR is just a classification. Some people may care, some people don’t. Maybe investors care more than own stay.

the key difference is the community. I really don’t know many people who would love to stay in the concrete jungle of marina one, where only thing nearby are all offices. It’s also a lot hotter when it’s just all buildings nearby.

i guess it already reflects in the price difference between martin modern/chp versus marina one.
Again, the only difference is MOR has entered resales whereas CHP had not. I’m just using CCR resales performance as reference. But even for Duo residence, we r seeing 1.9kpsf to 2.2kpsf in resale transaction. and our dear gibba is talking about 3.5kpsf in CHP resale :o
Again, u miss my point. What appears rosy during new launch does not always equate similarly to a project when it enters resale.

anyway, I only responded on the difference purely because you said you don’t see midtown modern, Marina and CHP much difference in terms of its league/address. This point nothing to do with resale or not.

Just take a look at this Mickey Mouse unit at CHP sold at 33xxpsf, even if resale can hit 3.5kpsf, it’s still a loss after factoring in BSD and agent fee. This is clearly not just about sparing Gibba from running naked or his proven point on his accuracy in prediction, it’s about the risk that outweighs the benefits of entering at wrong price.

I agree on this. Went to Marina One twice so far, it was literally dead even on weekday evenings, the shops there are seeing low traffic volume too.

Yes, I think some of us have seen too many of these “trophy” or overhyped projects that did not perform after TOP and faded away. Apart from your Reflection, KAP, DUO, MOR; there’s also Sky Habitat, Centro, Hamilton Scotts, Orchard Residences, etc. Either the actual product failed to live up or the novelty effect gone.

On the same note, we have seen Park Infinia, VIVA, Sky Eleven, Golden Hill Park, Panorama, Signature Park, all doing very well even 10/20 years on.

They just turn out to be much better than the sales pitch.

no matter what still better than those that are only 20-30% sold even 6months to a year after launch

it’s hard to see how those will pick up unless developer significantly slash the price down .

Yeah, but on that note cos it is a white site w hotel development that could bring life into that area and also tapping into the GSW potential. Aft Marina View site is developed, there should be spill over effect Marina One, to bring up traffic volume.

Of cos only if unit sizes are compact and efficient, the layout at MOR were pretty big and to some extent inefficient. Quantum effect also a consideration.

If someone points a gun at me, ok I will go for Marina view at 2.3kpsf than Gibba’s CHP resale at 3.5kpsf. :o
Even at 2.3kpsf for Marina view, do note that your potential future buyers (mainly the fine dinners) were all being shunned from the trophy/luxe segment after 30% absd imposed on them. It’s clearly not my first choice either esp if I dunno I can sell it to who.

I think very unlikely AMK and JAB would launch at $2-2.2kpsf, I am guessing from $19xxpsf for AMK and $18xxpsf for JAB.

Forett is 2-2.1k for smaller units.
Don’t think JAB will be lower than forett. Seems impossible they will launch 1.8k

Forett is FH my dear. And quite a no. of units go for as Low as 16xx-18xxpsf during launch :o
It is the linq that is overpriced.
If JAB really launch above 2kpsf, very simple…..passed :o

Don’t forget forett is quite a distance from beauty world station. It’s quite amazing they can sell above 2k despite FH status
