Bro, 7 mins can reach Clarke Quay, must know where the short cut is. Lol

No need walk by the upslope, take the alternative route from the HDB to cut across to the commercial building, add <3 mins will do.
I believe when the LM has TOP, the rejuvenation of Perl hill park will be also be completed, the area should be brightly light up or at least in a much better shape.

If people feel that the project is far or surrounded by old estates, then they won’t even do the timed walks that you did :o

yea i was surprised by NP as well, but well its quite a tranquil location, face greeny and some units may even have water view. Maybe during covid, individual buyer preferences are changing and more want to live near greenery, i saw some surveys before and this is true..

Actually any projects that is around 1.6k+ in 2020 or 2021 is a steal, because its near to the floor of 1.5k psf islandwide. Moving forward i dont think it will be easy to find a new launch at this price point anymore..

when the 2 projects in sembawang are sold out, likely we wont see 1.5k psf for new launch again this year.

Arden should launch around 1.4-1.5k psf this year.

Few Buyers will pay top dollar to live near old estates. The feel good factor must come first, followed by face value and affirmation from peers along the purchase journey if one is emotionally driven, then we talk about what's real in reality

A big tix ppty purchase, may not always be head over heart

Hm never heard of arden. I referring more to the average sized new launch projects excluding ec and those small boutique in marine parade etc. Like slim barracks, amk, lentor. Lowest should be tanah merah this year

At D23 near hillion. Hmm smaller development. 105 units. Should launch 1q2022.

i see thanks for sharing, i usually skip boutique developments regardless of price, very hard for them to do well, e.g. nottinghill FH. Always safer to go for mid sized or mega development

ASR is also located in old estate, and LM location is probably better than ASR. How to explain ah?

I do agree that the hawker center and the stretch of coffee shops along the way to LM is somewhat run down and messy feel though...

Its not messy to me but rather the coffee shops is often crowded with uncles and aunties.

LM location may be better but its in Chinatown, when i walk past at night always see the uncles and beer ladies along the stretch smoking etc, dont like this kind of locale, i wont call it messy but its just not the kind of place i will pay 2k psf for.

If forced to make a choice i will choose ASR over LM, beside the GSW play the most important thing is the sea view in the peak collection, that to me is livability. Buyers pay top dollar to improve quality of life, and one must like the feel and vibe of the enclave. Beyond GSW play there is also an upcoming MRT which may help on connectivity. Most importantly the sales data already affirm the market, ~80% sold in ASR, at 2.4k+ psf volume still moving every week.

i also believe no matter how smart or seasoned we are, the market is never wrong, at least at this point of time.

Which upcoming MRT u referring to? From my understanding and using maps, ASR is not within walking distance to any MRT, but Landmark is ~8mins to Chinatown MRT.

i didnt visit ASR before, but i remember it may have a keppel MRT or something? when i went to Reef they shared there is one new MRT being built in 3 years, cant remember the name as its a year back since i visited

this provide some upside and an exit point to ASR owners. With the sea view and GSW plus MRT play, it makes investment safer personally

both are reputable developers, but i personally prefer UOL because they have reputation of launching projects at reasonable price, ie not greedy. E.g. Clavon and principal gardens

Long time ago I read an article interviewing UOL on their pricing strategy for principal garden and they shared typically, they have practice of launching low if land is acquired at lower bid, e..g principal garden was launched lower than wingtai the crest even though its the newest kid on block

The new MRT to ASR will likely be > 15 mins walk. Not nearby. LOL
I have spoken to agents about it.

Think some brother here also discussed before.
