I have been looking for upgrade to a bigger unit. $800k for an EA in Hougang. Need full Reno. Reno is at least 100k. Plus it's COV, > 200k down the drain.

I am vested in Capitaland, CMA & other property reits to ride on its property wave. Easier to run when the property crashes.

Hoping to make some money during this period thru equity.

Ah I see, yes that could be one way that the stock will suffer. My point was more that Capitaland does lots of business in China, and even in Singapore their bigger projects and investments are in malls and commercial developments.

It was quite surprising to me though that according to MAS "more than 45 percent of new residential property loans granted by financial institutions have tenures exceeding 30 years". Who are these people taking these ultra-long mortgages?

mathmatically, it is right and it makes sense to opt for the longest loan period during a prolonged low interest period. nothing wrong. take advantage of the cheap credit and invest the savings in monthly loans in other things. pay back a lump sum if the interest rate recovers.

Did UOB announced they will scrapped their 50 years loan plan?

Is there really a need to announce? It clearly won't qualify under the new rules.

When contacted, UOB declined comment. OCBC head of group corporate communications Koh Ching Ching said it will reduce its maximum home loan tenure of 40 years to 35 years with immediate effect. A DBS spokesperson said the "majority" of its home loans are shorter than 35 years and added it has "robust underwriting criteria and risk management in place to ensure that customers are able to meet their financial obligations".

Looking at the climate of today, it might be anytime or soon in my opinion.

Newtons First Law, obj in motion will stay in motion will stay in motion unless acted upon by external force. Up trend will continue until the buying's done. Since quite a few people remain skeptical, i guess the buying's not yet done. Haha. Chiong ar. QE every month leh.

But yes, will sell on signs of bearishness.

I believe CDL, Keppel Land and other property players with higher exposure to local residential market will be affected. Capitaland doesn't have a huge exposure to local residential projects left on its books.

tomorrow all local developer price will drop, hahaha, heng i never go in last friday.....

Knee jerk reaction I feel, but looks like it will not exceed 2-3% at most. Capitaland would be a good pick undervalued stock.

Existing property counter investors may even swing to Capitaland to take cover.

Interesting view, why is that?

I thought the logical assumption would be for PMs to sell down on property developers and buy GLP and CMA, i.e. property players with zero exposure to residential projects.

both CCT & CCM driving downwards, seems like a good chance to average down..
