Depends on location bah.My China stocks also up a lot but I just went to China this year. July in Cheng Du then Ocf in Shanghai. I think their retail confirm not doing well as a lot of shops closed down. Not sure whether China economy is as vibrant as what Xi Jing Ping thinks. Haha!

Ya laretail cannot compete on price. A lot of shoppers go to shop, try, take a photo and search online to redeem vouchers and buy the same item on their apps to be delivered to their house.
The delivery fee in China is like 8-15RMB, so no need to buy at a shop and carry home items unless needed urgently, even if needed urgently, instant retail from meituan, etc, also gives discount vouchers.
China economy is K shaped now...some industries supported by government are booming, e.g semi conductors, robotics, consumer appliances, some old industries like property, furniture, shopping malls not doing well
nowadays 40% of my home appliances use Chinese brands.....really innovative at good price.

I think Chagee got more potential than JD. But 1 difference about China stock is need to trim 50% valuation for the political risk.Not sure. But I added JD recently. But it is a Risk Reversal.

Link reit is the largest reit in Asia until CICT overtook it this year. All property companies in HK have low PB because I suspect their assets are not marked to market despite suffering the biggest crash as big as Japan bubble in the 90s.
