Eric sifu in his latest video has called Kingsford "disgusting", for misleading everyone with the starting price. He has strongly hinted that in his post sales review CP may not be #2 launch in 2024 due to the pricing. He is hoping EOK will be better due to better reputation of Sim Lian
CP buyers, any thoughts?
Hope workmanship for Chuan Park will be good.

My friend who bought Stirling Residences kpkb so many times on the poor workmanship and high density of units in the development. Think it was a China jv developer. Can’t rmb.

Yes i experienced the same thing 8 years ago.

Purchased my EC in Sengkang back in 2015 then Sim Lian got the GLS for Treasure Crest cheap.
They later sold Treasure Crest a year later at a fair price instead of the prevailing market rate of the surrounding ECs. About $50 to $80 psf cheaper, at about $7xx psf.

What I read from the ground is that the developer is unscrupulous and only priced a few units at the indicative. The next jump is 100k.

I hope this won’t extend to the construction process (ie. cheap materials, quality issue). No problem for investors who sell after 3 years. Good luck to those who buy for own stay.
eh.. not sure if you misunderstood.. all the units are priced fairly during launch. however they had 4 rounds of price revision thus certain stacks could have a jump of $100k.

Developers have been raising prices since the beginning of time. Pasir Ris 8, Ki Residences and many many more.

Those who got in early ain't complaining. Those who got in late went in with their eyes wide open.

I don't understand why the continuous bashing? You guys new to the market? Then you need to get used to it.

So what if Sim Lian do charity? 50% sold by the time it was opened to public. Fair? Like I said, get used to it. You win some and you lose some.

You have not heard the story…

my associates went to JS wanted a low floor unit for investment, but I advised him to walk right out of sf on launch day. Developer unwilling to even give him priority queue for multiple purchase with family.

After a while, JS did not sell well and China developer released 2F to 12F at the same price.

my associate thanked me for the advice to walk out, else squeeze bxxxs. For what he could have bought 2F during launch day, others would have been able to purchase 12F.

for the same $$, I advised associate and family to purchase Whistler bigger unit (lower psf) which they did. Not much crowd during launch day and bought what they wanted.

Today, associate always grins from ear to ear as he compares gains from whistler by cdl v Jadescape by China developer if he had bought

morale of story: choose the right project, profit more and no need to get heart attack or squeeze bxxxs because of patterns or games China developers play. There are good projects by non China developers for one to profit from. Anyway, can only buy one. Why let oneself be ‘played’ by developer?

Even EC said he found certain Chinese developers disgusting…

That being said, NOT all new launches by non Chinese developers are good but generally Chinese projects are not the best.
Have you seen any Chinese developed project make it to number one new launch of the year?
