To be honest. $1M or just slightly below for EA/EM in Pasir Ris opposite the MRT, and the new mall, 10 years younger than Tampines, I will take Pasir Ris anytime hands down. Less crowded, 2 malls, hawker centre, wild wild wet, polyclinic, MRT, next to the beach and 2 highways somemore.
Crazy people choose Tampines that are 10 years older than Pasir Ris and squeeze each other at Tampines Mall. Heck, I will even choose Simei over Tampines even though Simei is ulu.
