Now is before the removal of 15mths wait for condo to HDB buyers.

By end of this year, check the housing prices again. You'll see a big jump.

1.5mil for every 4rm soon!
My friend speculate those BTOs near the upcoming Tampines North MRT will be fetching around 1million...

Why buy Tampines, 41 years old flat.

If want to stay EM or EA, a newer one would be Pasir Ris, those near the MRT ones are 30 years old now.

10 years difference!

Actually, I think there are two kinds of HDB flats that can reach the $1 million price point, one type is the very old and super big type, the other is the very new Just MOP and super high floor type, correct?

I dunno is it just me, but I felt that a lot of people prefer Tampines rather than Pasir Ris, not sure why, I felt that Tampines is quite overrated...
Tampines is a sardine packed estate. Crazy packed.

More than 10years still can hit above $1m. Must be in good location.

Yeah that too. So going by this logic, there must be some location that everybody disdain and cannot achieve high valuation … any suggestion?

Yup, 1600 sq feet. I went to see transacted prices of those opposite the new pasir ris mall and MRT. Got people bought at 900k ish mid to high floor.

To be honest. $1M or just slightly below for EA/EM in Pasir Ris opposite the MRT, and the new mall, 10 years younger than Tampines, I will take Pasir Ris anytime hands down. Less crowded, 2 malls, hawker centre, wild wild wet, polyclinic, MRT, next to the beach and 2 highways somemore.

Crazy people choose Tampines that are 10 years older than Pasir Ris and squeeze each other at Tampines Mall. Heck, I will even choose Simei over Tampines even though Simei is ulu.

Matured estates easier to hit high. Other estates might be harder. Mine was at TPY, my agent said it’s quite easy to sell.

Actually you can check recent transactions on HDB website, low floor units at Bidadari above $1.2m. :s22:

Must also see location la...doubt Jurong or CCK can fetch those prices...

Cannot compare TPY la... TPY alone the location is near town. Easily 20% more.

Maybe near their parents or children or sibling?

Bidadari is new, so that’s a plus point. I would say perhaps Bukit Ho Swee / Beo Crescent area may be one of those difficult to achieve high valuation area

FYI those $1.2m Bidadari units are 4rm. Not even 5rm. My hb was saying those are crazy buyers and sellers for low floor units.
