But JB no mrt connectivity to get around 😕
My thoughts only :)
JB side - got cabs, buses for public transport enough already. MRT some more HSR is a waste of money when we want to slow down life. Now super happy got SG$5 train to go in.
West and North side SG, favourite room rentals for M'sian PMETs working here.
We are inter-dependant on each other.

Anyway, still early and got hope less than 80% have cars, although as an EC, don't think will have tenant for first few years, so mostly should be family? Need time for area to develop too.. MRT 2027 onwards I think. Maybe better after MOP??

Also, maybe there's hope of increasing the limit when the time comes?

Sound analysis on the no tenant and MRT not ready until 2027 part.. 639 units but only 516 car park lots, never seen shortfall of 100+ lots in condo before. This is a significant red flag for those not into the car free idea.

I think not enough light is shed on Tengah, there are going to be a lot of firsts in Tengah, can read on the HDB publication for more details.

One thing highlighted by TSL is point 5, extracted from their website

Just imagine being able to run around your neighbourhood with no worries of oncoming traffic because the busy roads run underneath the town instead – away from human traffic.

In a bid to be more eco friendly, Tengah is built in such a way that walking and cycling your way around town will be more convenient. Instead of roads, you’ll find plenty of pavements and cycling tracks to lead you from your homes to the shops or MRT stations.

Here’s a plus point: having roads and these carbon-emitting machines underground also means more green spaces above ground to inch towards eco-living. Hopefully this will be the start to a more car-lite society.

Imagine if the roads are going to be underground, potentially on the level 1 roads are free for cyclists and walking, who knows there might be a bike sharing system or anything and walking would be so much more convenient and faster.

This is a double edge sword because its brand new, maybe the whole forest town might end up being insect infested, or being well received by a lot of young people for a lifestyle town. Tengah is in the middle of a lot of untapped potential if you see from the master plan, it will take time to mature, only thing is do you want to take the risk and wait.

Only the town centre road will be underground though.

Agree not enough info on Tengah, so far has only been the good parts. But I guess that's expected being a new town. So far only hearing the good points, being the first mover, car-lite, green town, etc.

I'm interested, but personally, I feel it's good that people bring up the pro and cons for consideration so that potential buyers can set expectations, know what they are getting into and the risks involved.

I think the other point is the potential noise from Tengah airbase, which I will need to accept if I move there. Not sure how much of Paya lebar airbase will shift to Tengah. More fighter planes in Tengah or they will shift to Changi. Heard lots of feedback from friends from Punggol on the noises from fighter planes, and was joking "Tengah really will be the next Punggol"

Is walk-in allowed during this period for viewing?

Most projects allow walk in, but CDL is very strict on the hourly slot and number of people, there's a chance you might have to wait for 30mins-1 hour etc if you do not make an appointment. Even for PG they controlled the crowd to enter by the hour.

Depends on how many bedder you are looking at,
The 5 bedrooms are from 1185 psf,
The 4 bedrooms are from 1250 psf,
The 2/3 bedrooms are from 13xx psf onwards

Got a feeling it will hit 1450psf at least for the better facing units.
How will the latest cooling measures affect the sales response? MSR at 30% is already very tight and with interest up by 0.5%…BL will be cut by 40-60k.
Will this affect the pricing plan of developer?
