I find it funny because in the whole forum, only got a handful keep shouting interest hike, crash, price too high, cooling measures etc…Machiam broken clock keep shouting and shouting.

From 2020 shout till 2022 then till 2025 then 2030, confirm market will crash one. The answer is no one has a crystal ball. I remember donkey years in school, I kana kan by our lecturer. When he asked what happen to asset prices with inflation? I told him crash. Kana F left right centre. Inflation goes up, good class bungalow price goes down to year 2000 price? Serious bo? Just needed a few hundred persons to have that amount cash for the higher downpayment. When you have 2500 people applying, we can conclude downpayment isn't an issue for many.

This kind probably bonus big big. I know those oil and gas one got 15 months bonus before.
Just assuming husband and wife earn $7k each but each take 15 months bonus ($210k/ year). 5 years already $1m. Next 2-3 years maybe oil and gas huat big big

By the time this TOPs mortgage rates would be back to normal. Mortgage rate was not going the issue for Copen Grand, rather the higher downpayment. But even that turned out to be a non issue

I had previously owned one 3 bedder with same layout including 2 balconies (living room & master) and dry/wet kitchen. It is 1528 sq ft. To be honest, I feel it cramped for the living/dining. The sofa is too close to TV after putting in dining set.

I think 5 bedder still not sold out yet. But in current context, 5 bedder below 2 mil should be ok. Somehow got a feeling can still make some profit in resale. My impression of CG location is just another punggol. That also explains CG is much more well received than NG during launch.
For EC, It is always the MSR/down payment that creates the hurdle. Guess most buyers seems to have enough cash/cpf for 4 bedder downpayment.

Still have many 5 bedder units for sale.

Most buyers who are first timer depend on parents. My friends who bought all use DPS or father mother loan. Not uncommon that first time buyers loan 400-600k from parents. I have a friend who did that to get a 3 bedder premium. When I asked him why not private condo instead, they are afraid of the loan repayment because of their income so are more comfortable with EC.
