in life, we always encounter a group who never squeeze any trigger one. Price high they say nothing to buy (over value). Wait and wait for years and suddenly one day price crash. Then they change their story to cannot buy because recession blah blah blah.

In 2000, my friend say cannot buy Apple inc because no value proposition. Keep talking cock saying 1 day apple may bankrupt.

ECs is gift from the government to encourage Singaporeans to upgrade if you can afford to do so. Generally, the net gain after 10 years should be much better than a HDB BTO in absolute terms.

There are so many conditions to fulfil to qualify to buy a EC..
HDB BTO is much simpler and a lot cheaper in comparison

Hdb bto is cheaper but it’s not simpler.. The conditions are about the same, and the competition to get a bto is super tough, many people ballot until give up. Super long waiting time too…

EC is almost a sure get if one decides to go for one.

hdb prices and private condo prices are really high too, it is not EC specific.

Really a lot of kumgong around. Inflation at 5.3% which is probably the highest. When inflation high, we expect property prices to go lower? So inflation goes to the moon, good class bungalow drop to $0? Simi logic? Inflation high, everything also expensive and all hit record high.

Inflation if unhinged will cause leveraged products to price lower due to financing cost, all things equal.

Unleveraged products will reprice higher in inflationary environment.

Knn! Lim peh watch his video till the end and he trying to promote UK property. Today if Tengah launch a new condo, it will be price at $1300psf or $1600psf? I read in the Ola thread that a guy failed to get Ola ($1100psf) and in the end aim Florence residence thinking it will have fire sale. In the end, Florence selling at $1600psf. Well, I don’t know whether EC is still cheaper? You decide for yourself.

Maybe read too much hwz for Florence, people here were very bearish due to location so thought can aim fire sale. What surpried me was In the end it hit $2.1k psf and their subsales average $200-300k profit.
