Thank you. Just to clarify, after 55 and have enought for frs from sa. I can top up OA only at anytime and no cap? Or this is treated as VC and split to OA, RA, MA and subject to cap of 37.4k cap?

No.

From age 55 onward, and assuming no changes to the rules or limits, you will have these options for cash to self:
  • Make a Voluntary Contribution to your MediSave Account in any amount up to the Basic Healthcare Sum.
  • Top up your Retirement Account in any amount up to the Enhanced Retirement Sum.
  • Make an “all 3 account” Voluntary Contribution (“VC3A”) in any amount up to the CPF Annual Limit of $37,740. Compulsory contributions are counted against the CPF Annual Limit.
  • Repay Ordinary Account dollars used for housing in any amount up to the amount used plus accrued interest.
All of these options except RA are also available prior to age 55.

Hi all,
Can I ask how come the CPF contributions to my 3 sub-accounts is different between May and March / April even though the total CPF contribution is the same (2960)?

Question. Assuming I have FRS $220k at age 55 in RA. Let it compound till 65yo. Can I pledge my property and withdraw $110k at age 65yo? What is the likely CPF Life payout per mth? (or gonna wait till 65 then check with CPF?)

My understanding is once gone into RA cannot withdraw. You've to wait for the monthly payout.

Your understanding is incorrect.

@mizarahi: Assuming you have not made any cash top ups, yes, with a qualifying property pledge or charge you'd be able to withdraw up to $110,200 (an amount equivalent to the 2026 Basic Retirement Sum) in the scenario you describe. You don't have to make a lump sum withdrawal, and you don't have to make a lump sum withdrawal specifically at age 65. But those are available options.

If you're age 55+ you can use the CPF LIFE estimator to get estimates of future monthly payouts. To estimate the scenario you describe you should input $220,400 at age 55 (the 2026 Full Retirement Sum) then let the estimator tell you how much you would have (without a lump sum withdrawal) at age 65 inclusive of interest. Once you have that figure, reduce it by $110,200 to simulate your monthly payout after a large lump sum withdrawal.

You can also use the estimator to look at other ages and other withdrawal amounts. For example, if you want to let your funds continue to earn interest to age 68, then withdraw $52,000, then start CPF LIFE payouts, you can estimate that scenario too with just a bit of effort.

1. from 55yo to before cpf life premium is paid, u can pledge property to withdraw excess of brs (in ra)
2. at 65yo, withdraw 20% - $5k of your ra

note: the withdrawal isn't directly from ra, but moving ra to oa then withdraw from oa.

I'm not sure what you're referring to. The CPF Board uses clear language to describe lump sum withdrawals. Here's what they write:

You can apply to withdraw your CPF savings from age 55 onwards. Check how much you are eligible to withdraw via your Retirement Dashboard. You can make as many withdrawals as you like from your withdrawable savings, so there’s no need to take everything out in one go.

Note the words "from age 55 onwards" and "as many withdrawals as you like."

withdraw can be from OA, not necessarily from RA.

the language for RA is rather vague. If you have actual experience, please do share.

Just keep looking at the online application form, available here. Quoting the CPF Board:

Make flexible withdrawals from your Retirement Account if you own a property.
If you own a property with a remaining lease that lasts to age 95 and beyond, you can make some withdrawals from your Retirement Account. You do not need to withdraw everything; you can withdraw only what you need, when you need it and as often as you need to because with PayNow, you can receive your CPF savings almost instantaneously.


Isn't that quite clear?

As for experience, nobody in my household has direct experience with CPF Retirement Account withdrawals because neither one of us is crazy enough to withdraw any funds from a government guaranteed, asset protected, 4.0+% p.a. interest earning account when we don't need the money at present. We do the opposite, actually (add funds when allowed).

2. at 65yo, ra = $220k + $110k int = $330k
$330k - $110k (pledge) = $220k
mthly payout $1.2k

Always do your own due diligence, check/confirm with CPFB!

The most important point you should take note: do it before CPF Life Starts (unless - read more below)!


1. Can I pledge after I turn 55? Is there a deadline?

You can pledge any time after age 55, but you must do so before CPF Life payouts start. Once CPF Life premiums have been deducted from RA under certain plans, there may be nothing left in RA to pledge.

eg. If you are on the Basic plan and some RA balance remains, pledging might still be possible; otherwise pledging is usually no longer an option after CPF Life starts. That's because the RA money already left your RA to purchase the CPF Life.


2. Max Amount withdrawable?

The maximum withdrawal is determined by cohort FRS minus cohort BRS for the year you turn 55 and is subject to property residual value and ownership share.

Although you can do partial withdrawal, you need to apply again and make sure you still qualify! Money gets paid out via paynow!

Thanks for the replies. My objective is to let $220k compound from 55 to 65yo. Then before CPF life commence, I withdraw $110k to invest (or even put in OA via housing refund). This is to mitigate the so call interest lost from CPF Life if I passed on before 88yo. Lol!

It’s at least difficult to follow your logic, with or without an LOL. But I’ll try, starting with a question: if you’re worried about “lost” interest, why would you intentionally, voluntarily give up 60 months of 4.0+% p.a. interest? Because that’s what a lump sum withdrawal at age 65 (instead of 70) would mean.

I have read several posts that the breakeven age based on standard plan is approx 85yo. If one passed on before that there is an interest lost from the RA balance before 85yo.

Therefore, my objective is to find out the variance between CPF Life payout vs self investment based on minimum sum required for CPF Life.

in your case, you should take CPF LIFE - Basic instead. your money in RA will continue to compound even after CPF LIFE starts, minus the amount your CPF LIFE premium uses
