D19 - Kovan Condos

Hi all,

Looking at 1+study or compact 2 bedder condo in the Kovan area. Budget is around 700k - 800k max. It's for own stay as a single but I would like to see some capital appreciation down the road as well if i decide to sell or rent out next time (5 years later) since I am choosing a small condo over a bigger resale HDBs which I think doesn't really hold value and will depreciate.

Picked Kovan cos I think is a pretty nice location cos its 1 stop from Serangoon mrt interchange to CL) and also 1 stop to Hougang where future cross island line will be linked.

A few projects I'm considering -
Kovan Regency ( 2012 LH, 3mins walk to MRT, can look at 2 bedders with my budget)
Bliss@Kovan (FH, 7 mins walk to MRT, I think can only afford 1 bedder)
Star Of Kovan (99 years LH, very new 2019 TOP, 5 mins to MRT, big developments but expensive)

Some surrounding projects are Florence residences which my agent is pushing (not preferred cos its not built yet and location is very far from both hougang and Kovan MRT, I feel its overhyped) and of course the Kovan Residences and Kovan Melody which are right at doorstep of the MRT.

As KR and KM are both older 99 years LH and may reach their value depreciation soon after 20 years - I am thinking Kovan Regency might be a good bet.

Any recommendations, Shifus?

Stars of Kovan - can fit into your budget?

Bliss is rather further deeper in.

Kovan Regency still not bad..

if my memory serves me well,Kovan Melody is closest to MRT
So I would take it for sure
won't bother about 99YL whatever lease decay rubbish talk
by 30th year would have enbloc and got you some profit already
meanwhile you stay in still enjoy free stay plus convenience:):)

Kovan residences is the nearest.

Kovan Melody rooms are smaller.


so fast think of enbloc?

Then Kovan residences lor,same logic
you buy just for the convenience
right next to MRT sure can enbloc won't lose money de
don't even need to worry about lease decay

only those remote cave in places can't find those flats whether freehold or 99YL also hard to enbloc. such units I ignore altogether

I also thinking of Kovan area (due to some personal reasons), just think only...

I kinda like The Promenade @ Pelikat (8 mins (620 m) to NE13 Kovan MRT), quiet place with stores around, but it is out of my budget and I not sure if it is too far to walk to Kovan MRT or not.

Star of Kovan - i think cannot fit into my budget. But will go viewing this weekend to see see look look first.
Bliss is abt 1 road further from Regency, into simon lane at a cul de sac.
The appeal is cos its the only freehold ard all the 99 years..

the entire stretch closer to nex side, spazio / space / vibes etc should have 1/2 bedders around your budget, built recently as well, but the area is a bit complicated if you ask me.

1 mrt down, at hougang got midtown and naung

stars 2 bedder is more than 1m, very hard if your budget is 8xx

yeah I did look at Spazio and Space also. 1 bedder can be found ard 600-650k onwards. But location wise - they are further...about 12 mins walk unsheltered from MRT and boutique developments, so am abit worried if I want to sell next time.

Both are literally door step to mrt exit, no material difference.

Room size really depends on the unit type for melody. Some common rooms can fit 2 super-single rooms easily.

Residence balcony is much larger.
