Heated😅? Don’t think it was heated lol. Just alternative views of the area 😂. Most of the buyers in the forum buying into the area appear to be for self-stay though. Guess it still has some appeal to people staying in the west.

I’m curious too. The market seems to be focused on penrose though lol.

Penrose has a comparatively tantalizing entry price compared to Verdale and other new launches in the market, and ppl are discussing if it’s entry price mitigates it’s downside for that product, thus the focus and hype.

Verdale is a normal product that like all other new launch LH within D21, thus there is less focus on it.

Having Daintree, Forett there to support D21, maybe it is good to concentrate else where? :D

Add to that The Linq and Verdale. I think the focus on Penrose is likely due to its comparatively tantalising price point compared to other new launch and the hype on the project seems to be evident from the Penrose thread alone. But tomorrow figures would tell us the popularity of Verdale.

Who bought a unit at Daintree?
hi, if convenient. Am keen to understand the motivations that draw buyers to Daintree.

personally, i think is a great product. The one thing i dont like is the huge supply in D21. Hard for capital appreciation even with beauty world transformation i feel.

maybe i am missing something?

Buy for own stay..close to kids school.. Near parents/in-laws. Capital appreciation is not so much of a consideration.. For me at least.

Almost all the people I came across were buying for own stay in the area too. If you are not familar with the area or do not live in west, probably a bit harder to appreciate.

I also see the term “oversupply” being used quite loosely but to me in terms of actual quantum of the newly launched units, i thought it looks reasonable compared to quite a few of mega launches (those 800+ above or even 1500 to 2000 units) elsewhere. Bukit Timah including Jalan Anak Bukit planning area are low density areas to begin with, i.e, a lot of landed and low rise apartments.

Yup I think you are missing out 2 things:

Firstly, most D21s are en-blocs (existing supply being redeveloped): forett was goodluck garden enbloc, Linq was Goh building enbloc, Ki was brookvale park enbloc, Kismis was kismis view enbloc etc... so it’s actually replacement supply

Another point is D21s are all mid-sized developments. So 1 mega development like Parc Esta is actually more than Forett, Verdale, Daintree, Linq combined

Quantum very close to REEF 1 bedder. Tho smaller in size. When it comes to rental, will tenant pay more for a bigger 1 bedder? Which will fetch better yield? Hmmmmmmmmmmmmm
