Have to ask the propnex chief, Kelvin, how he managed to sell so many units at Daintree. Heard that he sold more than 10 units of Daintree on his own.

D21 seem to have a particular appeal.. as quoted by ms hola, it’s on the fringe of a attas area.. thus Daintree may be undervalued gg by this theory, 5mins drive to Royalgreen only $1000psf cheaper!

Have fairly priced one.. u didn’t look hard enough, I will list a few:

$23-25xxpsf for Midtown Modern/Irwell Hill
$18xxpsf for Avenue South Res
$15-16xxpsf for Clavon/Penrose
$19-20xxpsf for Landmark
$17-18xxpsf for The Woodleigh Residences

I realised that for a high rise development the mid floor units are the most value for money.
think i suaku, with exception of the first one never really heard of the rest, end of day fairly priced or no is subjective, like some may find the reef priced on high side but i think is fair.

midtown modern i heard the 2 BR some transacted at $28xx psf, personally i think $25xx is at high side since RV and somerset is arond $1800-22xx for FH resale.

Irwell hill the price seems abit high too if i compare to FH rivergate, tribeca, cosmopolitan or trillium at $20xx-23xx PSF, thats why end of day its really subjective and down to individual opinion on that area

for D21 (not hillview), i will probably enter if i can get a new launch at $15xx-16xx psf, for hillview i think $14xx-15xx is fair..but nowadays where to find new launch at such pricing lol

Then we have to think whether Royalgreen is fair priced.

I would say the PIE and ulu pandan canal marks the boundary of the atas area. Anything outside is a different enclave.

If only property so easy to analyse. Just buy which area you like!

IMO, If to compare both the beautyworld and sixth avenue area for new launches, then I think beautyworld would makes more sense. Since like mentioned, it is only a mere 5mins or 3.5km drive away and there will be some face lift that’s gonna happen in that area. Not that significant to command a 1k psf difference.

i went google royalgreen after ppl mentioning it here, i am flabbergasted at the $27xx-28xx PSF pricing..its really mind blowing..and i doubt any CM as government will be too busy to implement it these few months

i agree gross rental yield will be low, but early buyer of D21 like terrene at $13-14xx psf, most are asking $18xx now, esp for the proper 3 BR units which not many are selling. i been tracking that area, for listed 3 BR units not on first floor or penthouse, demand is really high.

Some units posted 1 week already received 1 offer at market price $15xx, in the end owner removed listing because want to wait for forett to TOP

Daintree didnt raise price but now limited units left.

view at kismis raised price in early march

Forett also raised price by 1% and keeping some prime units for sale later.

Terrene asking for 18XX already? Wow. I’ve seen some of their floorplans before, thought not so efficient.. balconies can be as almost big as living room 🥲

yes you can see the normal units no one is selling now, everyone is selling 1st floor with big patio or penthouse, when there is a 3BR being listed on 2nd to 4th floor, the asking is always very high as they like to compare their FH terrene to FH forett.

to be fair if i am the owner i will also reject all $15xx offers

after checking a few resale and their inflated asking price i think new launch better esp if one can get at 16xx

Resellers can ask for more, but if there’s no demand for the property, it would also not be fulfilled.

Majority of Terrene units gg for 15xxpsf, don’t see anyone asking 18xxpsf though, max 17xxpsf.. think they are awaiting Forett completion to ask for more.

The ground and top floor no point because patio area very big, even with $13-14xx i also not keen. There was a 3br listed last month asking $18xx, one week received offer $15xx..owner unhappy took down listing. I was also preparing to offer..

Another one sixth Avenue residences, only penthouse units on sale..all the 2 and 3 br on normal floors no one selling

There are so many condo units in this area. I am surprised on the strong demands for new condo....
3 new condo projects within 1km apart from each.

selling damn well too, daintree 90%+ sold, view at kimis also 90%, forett think 50%+ sold 2 months ago. verdale i not sure. linq 100% sold..initially i thought oversupply but not sure why selling so well

i went daintree ask for $10k+ discount from developer they also not wiliing to cave.

They don’t work like that bro. Unless u are VVVIP, looking to buy out their remaining units, maybe the boss may listen and give u a small discount. everyone is a VVIP to them if u buy at least one unit so no special discount.

Other than that, maybe they would only offer u a nice file to put the documents u sign on in.

I am staying near the area. I am quite surprised at the breeze sale.

Developers seldom give outright discount to one buyer cos others may complain, plus it may affect the overall price trend for the condo. Some give rebates by vouchers so won’t affect price trend. But if you are rich enough to buy several units or entire tower, then perhaps developer will sit down to negotiate. Or “group buy” with friends and family
