If both PTR and Elta launch at average 24xxpsf, I guess the votes will be quite divided. One is integrated and the other is in clementi nestled with good schools, uni etc since both neighbourhood have proven to be quite profitable all along.

The big advantage that PTR has is that there is a huge potential market of HDB upgraders as well as many empty plots of land for future BTO's and condo launches.

The unit mix for PTR is not too ideal, with about 55% for the smaller units.

Balconies for the larger units take up lots of space (bigger than the common bedrooms).

I guess the average selling price for ELTA should be around 2550 psf. About 65% units will be sold on launch day.

Unfortunately the canal facing will also be west-facing.

besides being far from Clementi central, the Faber plot like a bit iffy to be within 1km from Nan Hua? If within they will have better chance… the canal side furthest from the school though, sekali some stacks out of 1km 🥲

Potential Elta buyers no need to FOMO.

End of year still have another project coming up especially if you are not eyeing for high floor units.
Ya Faber Walk has a lack of nearby amenities (some restaurants within the landed enclave only). That’s why Faber Crest still has shuttle buses running 7 days a week after so many years

The condos across AYE like WG are still within the 1km radius, so this should also be within 1km
