Elta also vy far from mrt

But yes faber is low rise vs elta high rise
Elta still walkable to MRT and got the HDB amenities around it, but no 1km to Nan Hua and Qifa.

Faber one a bit hard to find food… either the hipster cafes in Faber estate, or maybe walk to Pandan Garden? 🤣 Faber plot should be quite serene though provided you are inner facing

The condos across AYE like WG are still within the 1km radius, so this should also be within 1km
You check OneMap you will understand what i mean… WG is more obviously in the radius compared to the Faber plot. But if within 1km then good for them 🤣

Ya Faber Walk has a lack of nearby amenities (some restaurants within the landed enclave only). That’s why Faber Crest still has shuttle buses running 7 days a week after so many years
Clementi MRT drop-off point is a chaos whenever during the shuttle bus schedule time… super a lot of shuttle buses and they all like to come at the same time

Elta,clavon that side 1km from clementi mrt. Take bus better.

Parc clematis still barely walkable

Clementi MRT drop-off point is a chaos whenever during the shuttle bus schedule time… super a lot of shuttle buses and they all like to come at the same time
Ah ok in terms of direct distance Faber does look further.

Ya the drop off point is too busy. But the Faber Crest folks don’t have much of a choice if they don’t drive cos their estate is very far even from the nearest bus stop. They can’t even easily access commonwealth ave from their park connector side gate since the entry to park connector is on the fire station side of the road

I’m not sure if the bus stop opposite Infiniti links to Faber Walk now cos I usually only pass thru Faber Heights, but from the park connector there’s currently no access. I presume they will ensure a bus stop from side gate of the new development

perhaps the developer will learn from the TG saga... plan the stacks to be within 1km avoiding the furthest corner :crazy:

the West Coast stretch of condos also... those old condos like Monterey Park still got shuttle bus running

i agree the Elta/Clavon side is a bit far from MRT though still walkable, but if you just want some food, buy a kopi or get some groceries, the HDBs right next to the condos can fulfill these needs

Whereas Orie no windows but got store

In any case, Elta risky high entry price (developer overpaid for the land)

Faber plot 900psf….est breakeven 1600psf with fatter 20% profit margin is 1920psf.

Fingers-crossed for Whistler Grand part II but unlikely given the bullish market sentiment.

I thought everyone was screaming that Orie developer also overpaid for the land... so why is Orie not considered “risky high entry price” or, rather, why it does not seem to be perceived that way in the end after its performance over the weekend?

150psf more in RCR, 3mins walk to MRT, few good schools, amenities and no noise pollution.

imo near MRT alone already worth the extra 150psf

Orignally some perma Bulls here shouting average 2.8-3kpsf for Orie…..turns out to be 2700psf lolol

PC is also close to 1km. It's only 100-200m difference. Residents normally take 154/201 for 2 stops to Clementi MRT station and suffice to say all are very selfish people, they refuse to move in or go to upper deck to allow more of their residents to board the bus.

Blatantly just stand around the alighting area and acting blur until Bus Captain usher them to move in. It happens all the time.

I saw an agent YT vids talking a shortcut walk from PC to Mrt before….within 10min
