Maybe Spanish Village? Huge land plot and previously owners pushed for at least 2 en bloc before.

I doubt so, that area Farrer Road/Holland Village has plenty of new launch that is seeing slow take up rate.

The seller so stupid sell you instead of ownself hold until en bloc?

Somemore if you enter and kena en bloc, I don’t know within first how many years, your seller stamp duty gaogao.

You should be looking at those no potential now,
Thus price still haven factored in any en bloc chance.
But got potential in the next 5-10 years.

Yes, Leedon Green, Hyll on Holland and Wilshere Residences do not do well now. But with the Holland Village and Bukit Timah transformation, that area will become happening again in the next decade.

So buy now while it seems unlikely and wait for it to happen in 10-15 years time.

Just to quote Pacific Mansion as an example. It definitely had en bloc potential but I dared not buy. What if I am stuck with it without en bloc?

if i were to aim for en bloc opportunity, perhaps i would try filter for those plot ratio <2, then further filter with location
then realize my 1 month salary < then the psf :s13:

I thought after the new rules like zero enbloc recently...

Did government change the tax on enbloc?? Seems the price developers have to pay now is too high?

Edgeprop has an enbloc calculator that you can play around, but enbloc to me is like a thing of the past, its like buying 4D or toto.

I would say, it's a good to know/have, that the condo one is staying has potential to enbloc. But definitely cannot be the reason for anyone to purchase a condo.

If enbloc is the sole reason why one purchases a unit, then it's a huge risk to take.

ssd is still payable during en bloc.

just hope got potential but not that soon

Exactly... is there even any residential enbloc recently? Some numbers must have changed drastically that the expectations of sellers and buyers is so wide that there is zero deal

I have no assets. But I believe it boils down to a few criteria.

1. Land size
2. Collective sale price
3.location, location, location
