I have no assets. But I believe it boils down to a few criteria.

1. Land size
2. Collective sale price
3.location, location, location

Most important whichever sitting on land which has updated gfa and max height limit. Means can squeeze more units and sell for more

Windy heights is one of those old condos with potential, each unit is about 2000sqf. There were enbloc offers 1-2 years ago but didn’t get enough agreement from residents who love the spacious unit size

freehold property don't enbloc lar,live inside lifelong for eternity best value mah
enbloc away can't buy back same place same layout same size flat leh lose money:s8::s8:

Pre-Application Feasibility Study (PAFS), the assessment would need to be submitted to the Land Transport Authority (LTA). What this means is, if your condo is located in an area with only single-lane roads (e.g. Windy Heights), LTA may override the URA-prescribed plot ratio and prescribe an even lower number of dwellings that can be built, effectively waving your en bloc goodbye.

Single lane means one way ? Or two way but each way a single lane ?

Any ideas ? I Guess enbloc is not a great proposition nowadays given the 5 per cent non remissible ABSD
