this is correct.

for elastiq, it is also compounded but on monthly basis.

If you plan to upgrade ur current flat in the future, u can consider refunding it. The refunded amount can be used for your next property provided it is an upgrade and cost more. This will offset ur interest yet gain more interest from the cpf OA.
