Hi everyone,

I've been reading the thread and following up on property news quite a bit lately because I am interested in getting a freehold condo with a budget of 1.4m. 2 bedders plus study for me is ideal.

Basically at this juncture, I am torn between Forett and Ki Residences. I'm buying an apartment for both own stay and investment with more emphasis on the former. I mean, the occasional rental for 1 - 2 years won't hurt since I am actually living with my parents in their HDB apartment.

This will be my first property. Now, I like Forett's location primarily because of its proximity to the Beauty World MRT and the layout of its 2 bedders plus premium finishing are pluses.
But I like Ki's design concept and layout more. There is just more greenery and space than Forett. Yet, I'm acutely aware that Ki is basically situated in the boondocks. You need to walk for 8 - 10 mins to get to a bus stop at Clementi Ave 6 to take a bus which is 3 bus stops away from Clementi MRT. The new road along Clementi Road gives more bus options but that is it. The developer will include shuttle buses for free for 1 year.

In terms of price point, I feel that Ki is better priced at $16xx psf. But I suppose location plays a part. Forett wins hands down.

For the experienced owners out there, what will your advice be?

From your own analysis, I think you roughly can decide. Depends what matters more to you. Better layout, closer to basic amenities and mrt or better privacy with a view?

Must check out the future plans at Toh Tuck and Clementi Rd area!

Do you drive? If not, then the answer is very obvious.

I drive but the car belongs to the family, not me. And I prefer walking and taking public transport actually.

And yes, did look at the URA masterplan and so far URA has stated that there are no plans for Clementi Woods (likely to be conserved). The only question mark is if and when Maju camp will be moved, much like Keat Hong camp. Also so wild speculation about the cross island line MRT, which will take years if it comes to fruition.

Would prefer Forett over Ki as the former is nearer to many amenities within walking distance; cafes, MRT, primary school, while the latter is located in a very “exclusive” Sunset way area

I too vote for forrett over ki

But for me its actually the case of the better of 2 not-so-good projs

If price is a sticking point and you are not fussy over FH vs LH, can consider view at kismis too. Essentially you are choosing locale of forett but at a lower price point of 99LH.. Daintree is almost sold out.

I agree that amenities are more accessible at Forett. I won't consider Daintrees though. I might as well go for Parc Clementis.

Yeah I am more inclined towards privacy and view. And I used to live in Clementi Ave 4 and I'm quite familiar with the sunset area. There is a small cold storage at Clementi Arcade and at Sunset, there are a few coffee shops and a super market. There are a few restaurants here and there but nothing to shout about. I'm thinking maybe the shuttle service can make a slight difference? Ah well, you can't have your cake and eat it.

Personally privacy is impt to me thats why i do not like forrett

Gd luck to all who bought forett that is facing an opposite unit

not sure if you have considered krhr if you had considered ki, though it is a case of 99 LH vs 999 LH.

About 6 months on, Forett is 50% sold! 318/633 units!

16 units sold in Dec, average $1945 PSF

I too used to stay in Clementi and visited Parc Clementis showroom. I wasn't impressed by the location, unit layout vs the price. From the project to MRT station, much of the route might not be sheltered. One note to consider, the route to MRT is likely hot, the shelter is mostly exposed under the sun or next to road(black tar tar road attract heat).

I believe one needs to go onsite to survey and see whether he/she is comfortable with the mentioned.

Just my 2 cents.

Yes, I agree that going to showrooms and a visit to the actual site is necessary. I went down to Forett and Ki, at the end of the day, I chose the latter since I prefer a more tranquil environment with a view.
