Imagine by then Signature Park is 40Yo, well the choice is obvious right? Enbloc won’t happen in the next 5 years at least, why buy Signature Park and stay in a old condo rather than 5 years later a brand new one

Since i am not interested in that area, I can share with you secret strategy. Buy signature park now, earn some rental income/ stay temporarily. 4 years later enbloc, get a windfall, then buy forrett or even PULLMAN residences... ;)

Don't know why people so crazy over new launches.. esp with all these artificial prices. Developers all laughing to the bank now thanks to generous rich sinkies.

LOL I walk past signature park before I don’t even forsee it would enbloc w so many other D21 plot of land available, right opposite Signature Park is one giant big piece of empty field, current resale prices there is about 13-14xxpsf.. where is the enbloc potential?

Past 6 months rental for Signature Park:
2 bedder > $1842-2800
3 bedder > $2300-3250
4 bedder > $3500-4000

Sales caveat: 3 units transacted this year, $12xx-14xxpsf.
> 2 bedder transacted $1.26mil for a 1044sqft.

When developers hungry for land again, anything can happen.

Many rich sinkies willing to pay 30% premium for new launch forett at 19XX psf so why not enbloc?

After looking at the transactions at Signature Park where the volumes of resale transactions are very healthy, I finally understand the interest in Forrett. Comparatively better location(shorter walk to Beauty World MRT) and much newer.

Imagine Signature Park enbloc, land price would be about 12xxpsf? Going to be the most expensive plot in that area and there are plenty of competition, why would developers buy that land?

To sell to the next batch of rich sinkies for $2100psf! Aren't the margins attractive? Developers sure bid.

I just looked at the map. Wow..signature park land has so much potential.

BTW, Forett and Signature park (side by side) are almost same distance to mrt.... There is an entrance along jalan jurong kechil for signature park. Don't mislead others please... :o

Anyway, idc, just suggesting a more lucrative option to smart rationale buyers. As another wise man said, "its your money, do as you please".

Signature Park has 900+ units? How many more units can developer build to warrant an enbloc?

My personal feel is that the three condos over at the Clementi / Ulu Pandan side of D21 are more appealing for en bloc. Pine Grove, Cavendish Park and Astor Green. Just for comparison, it is worth noting that Pine Grove has a larger land area than Signature Park, but fewer units. Also, it already secured at least 80% support in its last attempt, so the support for en bloc is there.

No rush for Signature Park to en bloc anyway, since it is freehold.

Might as well buy the Linq, Mixed Development and Freehold!

Or buy signature park $1.2k psf freehold larger land.

think they gave priority to ex-owners, agent purchases and bulk purchases.

Is forett really worth nearly 1.5X more than freehold signature park? :s22:

Of course, when rich sinkies bite then it becomes "worth it", just like the other new launches.

From the chart I saw also 20units sold even before actual balloting, let see tomorrow sales figures!
