You can google Australia or America amortization table vs SG
Take the same amount of loan quantum tenure, and interest rate, you can see the principal interest paid in aus/america is significantly lower than SG's. I think its because we use compound interest while they use simple, i'm not very sure but i've seen like more than 10 videos and i always get a ?? on my head, i try to calculate how they make payment etc but i still don't understand.

At the end of the day, most important thing is affordability, and not to compare against neighbors on how cheap/expensive things are though haha.

I scroll them on reels and I don't save them, not sure how to share with you. You can google : save money on mortgage interest payment instagram (or tiktok) - all the angmohs will share like they make extra payment every month or quarter, HSA, property tax etc

If you want a better explanation :

Don't think it works in SG because we can't do early repayment like them, plus the math don't add up if you try to do it in Singapore, like i shared before, likely its because of compound/simple interest - again i'm not really but if you do a side by side amortization with the same loan tenure, loan amount and interest between singapore's loan calculator and other countries, the payment amount is very different.

Got it. You have already done this? That's why I plan to take lower loan. But I also have to pay off regularly during refinicinge

Just saw you have converted your rate at 3.2%. You just missed the recent fix rate drop :rolleyes:
Used to do night walk in the area. I am quite surprised the workmanship is not up to norm... How bad was it?
Ya, sad i missed the drop by like 4-6months i think. Workmanship issue with me was leaks in my bedroom when there is heavy rain, using thin wire for heater to cause it to trip, not removing some item when installing the washing machine to cause it to 'jump' when spinning and bubbles in the windows. It all points to the fact that the workers are quite green and didnt do a good QA

And by the time the homes are up? Crowded AF already. Road choked, worse still, what happens if flooded?

Flood mitigation project already otw, est completion 2026. When homes are up they should plan for it all, incl newer roads and drainage project la. We not some 3rd world country never plan for all this.

Sheng Siong is mostly located in the heartlands so I don't think it will be situated there but let's see. I believe you meant the NTUC at Coronation Plaza doesn't have much stuff? You can go to the one at Bukit Timah Plaza as it's not too far away too. For Sheng Siong, you can go to the one at Margaret Drive :)
Cross finger will have one Sheng Siong when they built HDBs around. The NTUC at coronation quite limited, the one at Plaza finest, quality stuff so price more exp but dont have some stuff Sheng have. i usually go to Bt Batok one....

Wow, these are the basics..... I suspect it was also a rush job.
The developer have to make good since your place is still under warranty. Hope they will do a good job recovering.

the ntuc at coronation plaza should never be a finest
