a gd tenant relatnship in the first place must have a healthy and fair relatnship (even before any authorities or framework step in)

How are all your reits doing? see it w real eyes, add yours ...i dont know what is your profile of Reits , created a chart w top popular ones (as all of u r so bz, only the best r added for comparison)
Maple trilogy is added to contrast how poor they r
dont ask why Keppel is not inside (for an obvious reason)
Toy w the dates to contrast for Long term and see the consistency /results : https://sg.finance.yahoo.com/quote/...lIjoiY2hhcnQiLCJwYW5lbE5hbWUiOiJjaGFydCJ9fX19

Sadly, some cant even beat the Reit ETF !!!!!!!!!!!!
Just saw this: https://sg.finance.yahoo.com/news/4-reits-dividend-yields-exceeding-233000471.html

CapitaLand, Link Reits said to be vying for NTUC's $4 billion shopping malls

https://www.straitstimes.com/busine...o-be-vying-for-ntucs-4-billion-shopping-malls
SINGAPORE (BLOOMBERG) - CapitaLand Integrated Commercial Trust (CICT) and Link Real Estate Investment Trust are among bidders vying for NTUC Enterprise Co-operative's $4 billion portfolio of shopping malls in Singapore, people with knowledge of the matter said.

Mercatus Co-operative, a unit of NTUC that holds the properties, is working with a financial adviser on the potential sale, Bloomberg News reported last month.

Mercatus manages assets worth more than $10 billion and is one of the largest mall owners by floor space in Singapore, according to its website.

Mercatus owns and runs AMK Hub, Jurong Point and Swing By @ Thomson Plaza, and co-owns Nex.

The company also has strata-titled assets within retail malls and at sites in various locations across Singapore, and One Marina Boulevard, a 31-story office building.

CICT is sounding out sources of financing for the prospective transaction, while Hong Kong's Link Reit is working with an adviser on a potential bid, said the people.

Deliberations are ongoing and the companies could decide not to proceed with offers, the people added.

CICT regularly holds discussions with other parties and evaluates possible opportunities, its representative said in response to a Bloomberg News query, adding the company will make appropriate announcements should there be any material developments.

The assets are also drawing interest from other players in Singapore, including Frasers Property and Far East Hospitality Trust, the people said.

Non-binding bids are due by the end of this month, they added.

Representatives for Frasers Property, Link Reit and Mercatus declined to comment, while a representative for Far East Hospitality did not immediately respond to requests for comment.

Have invested in FLCT since last year.
Though not a flyer, price is stable with decent dividends. If price drops again due to correction, will buy again if have the ammo.

Popularity can be created through reports and posts in trading platform. It creates liquidity for MM to play.

Not sure why the price suddenly went up quite a bit during the last few trading sessions. If it comes down I will add some more.

Actually , I prefer FCT or FLCT than big name mapletree or CICT reits. Find that CICT has underperformed after merger.. Believe the same for MCT after its merger with MNACT.. Anyway, reit with less 5% yield is a no-no for me..

Must understand why merge in the first place.

If i am right, FLCT was also a merger?

Not many people notice that CICT underperform after the merger, well done. I agree too.

Yes, FLCT also a merger.
I think if after few years of merger, the management still not improve the earning result, then we should think whether to continue to invest on it or switch to other REIT.

Maybe not fair to judge like this? CICT merged during Covid period. All retail and office properties were generally affected. Even FCT was affected. FLCT holds more logistics properties so it is less affected.

Merged or not is not the main issue...just feel cict and mct has stopped performing even before covid and are now overrated. If cict and mct stock prices are not growing, I am not sure why investors are happy with sub 5% yield .

I think it depends on each investor's strategy. For me the main reason is to diversify.

For me, FLCT and KepPacOak each constitutes ard 20% of my portfolio. Much as I like them, I am mindful of my significant exposure and only added a little more of these 2 during the recent dip. I was actually averaging up.

I picked up a fair bit of CICT, MINT (ard 2.43), MLT (ard 1.63) as well as MCT (ard 1.78) during the recent dip, primarily because I know I will have cash flow from my MNACT. Also because I see temporary price weakness on these big reits.

FLCT is good but it is not without risk. Currency risk is one major risk for FLCT. =)

Indeed. I am a little like limster and have some target prices in mind. If price reach, just trigger. Be it buy or sell.

Recently I also picked up Prime, which a number of folks r whining it's not good. Time will tell.
